A 30-year lease is a 30-year lease. We put that in writing before anyone falls for a sunset.

Embark is an appointed sales agency on 18 of the 40 coastal projects it tracks, with Banyan Group and PROUD Real Estate, and holds no appointment on the rest. Every project page says which it is. Where we are appointed you get the developer's own availability and pricing; where we are not, nobody is paying us to put it in front of you. Either way we represent the buyer, and the right answer is sometimes a different shore, a different structure, or not yet.

Our starting position is condominium-first. Foreign buyers can hold a condominium in Thailand in their own name, freehold, inside the foreign quota. On most of the coast that is the cleanest structure available, and it is where we point most buyers first.

Villas and landed homes can be right, but only with the structure examined before the architecture. A 30-year lease is a 30-year lease; renewal language is a contractual promise, not a legal guarantee. We put that sentence in writing before a client falls in love with a sunset.

Where local execution requires it, we work with established local specialists. We name relationships only once they are verifiable, which is the same standard we apply in Bangkok.

Central Bangkok is where our clients live Monday to Friday. The coast is where the same clients go on Friday afternoon, which is why the firm is on both, and why the discipline does not change when the address does.
