Varuna was reworked in July 2026. Earlier material, including this site until 23 September 2026, described three-bedroom apartments and penthouses of 292 to 880 sqm; the developer's current brochure describes eight four-bedroom townhomes. This page follows the brochure.
The developer's July 2026 brochure calls Varuna beachfront, 'right on the beach'; its February 2026 overview put the row fifty metres from the sand, and its aerial map shows the beach vegetation between the townhomes and the water. We keep it one step back from Oceanus on our scale until we have walked the frontage.

We are confirming the structure with the developer before stating it. We would rather show you the gap than fill it with a guess.
What to establish before committing
Not stated in the developer's July 2026 brochure. A townhome is house-and-land product, and a foreign national cannot hold Thai land outright, so the structure offered on the plot, a registered lease of the land, ownership through a Thai entity or another route, is the first thing to establish in writing. We print it once we have read the papers.

Eight townhomes in a row on the beach, each four levels tall. The developer's July 2026 brochure puts the living and dining room on the third floor behind full-height glass that opens to the sea, gives the master suite a floor of its own with a walk-in closet, a reading room and a courtyard bathroom, and finishes on the roof with an infinity pool and a terrace facing the sunset. A private lift links the four floors; a garden terrace sits at ground level.

The architecture follows what Banyan calls Coastal Biophilia: curved forms after the waves, slatted timber after rippled sand, trellises for shifting shade. Ownership carries RAVA Beach Club membership, Laguna Golf membership, 24-hour concierge and the Laguna Advantage programme on the developer's terms, and Banyan Living for rental. Sizes, prices and the completion date are not in the brochure; as an appointed sales agency we confirm them on the developer's current list.

Yes. Banyan's February 2026 overview described three-bedroom apartments and four-bedroom penthouses of 292 to 880 square metres; its July 2026 brochure and its current page describe eight four-bedroom townhomes. This site carried the earlier description until 23 September 2026 and follows the brochure now. The developer's film on YouTube still shows the earlier product, so we do not embed it.
