Banyan Tree Beach Residences Oceanus is a beachfront branded-residence building on Bang Tao beach in Phuket, the flagship of Banyan Group's Beach Residences series inside the Laguna Phuket estate, with sixteen four-bedroom homes of 416 to 768 square metres, twelve condominiums and four duplex penthouses, and a developer target of the fourth quarter of 2028.
Sixteen homes on one of the island's few remaining absolute beachfront parcels, inside the one estate on Phuket whose amenities have been operating for three decades rather than promised on a drawing. We are an appointed sales agency for it, and it is the first project we walk with most Phuket clients at this level of the market.

For the client we serve in the Bangkok corridors, Phuket is the other end of the same week: a direct flight into Phuket International Airport on Friday afternoon, and the west-coast shores within an hour of the arrivals hall. No other Thai coastal market offers that geography with this depth of product behind it.
Depth is the practical argument. Phuket carries more branded residences, more resort-managed villa estates, and more coastal resale activity than any other market in the country, which means a buyer here has genuine alternatives to compare and, later, a real market to sell into. On smaller coasts the first question is whether a market exists at all; on Phuket the question is which shore, and which structure.
We work the west coast first, and we work it shore by shore. The island is not one market. Bang Tao and a cliff road above Kamala behave as differently as two Bangkok corridors do, and the honest answer to “where should I buy on Phuket” starts with which of those lives is being bought.

The densest branded cluster on the island, with roughly fifty-seven off-plan condominium projects active as of August 2026. The Laguna estate anchors it, carrying the Banyan Tree Beach Residences series on one of the last absolute beachfront parcels, the completed Angsana Oceanview residences, and the Grand Residences villas. The Standard Residences Bang Tao adds a design-led, lower-entry condominium a little over a kilometre inland.

Ten minutes up the coast road and a different market. Layan is lower in density and villa-led, with Minor's Anantara estates on the headland above the bay, and the Gardens of Eden masterplan just over its southern boundary on the Bang Tao side, where ETRO Residences set the island price record of THB 830,000 per square metre in January 2026. It is also the shore where Phuket's leasehold question is sharpest, because the product that defines it is villas.

Amanpuri above Pansea Beach set the standard the rest of the coast still measures itself against, and its privately owned villas, three to ten bedrooms with access to the resort's spa, restaurants, and rental programme, remain the reference asset. A small shore where almost nothing trades publicly.

The cliff road above Kamala Beach that the market calls Millionaire's Mile. Kamala Residences, a 13-villa Raimon Land project, is the shore's current headline, and MGallery Residences at MontAzure Lakeside, managed by Accor, opens the same shore at condominium scale near the beach.

Our starting position on Phuket is the branded condominium. Foreign buyers can hold a condominium in Thailand in their own name, freehold, within the 49 per cent of a building’s sellable area that Thai condominium law reserves for foreign ownership, and on this coast that is usually the cleanest structure available. It is where we point most buyers first.
The island now offers that structure at more than one level. Projects such as The Standard Residences Bang Tao and MGallery Residences at MontAzure Lakeside open the branded market at condominium scale, well below villa-estate pricing, while the residences inside the Laguna and Layan Bay estates carry the full resort apparatus behind them.
Villas can be right here, but only with the structure examined before the architecture. A 30-year lease is a 30-year lease; renewal language is a contractual promise, not a legal guarantee. We put that sentence in writing before a client falls in love with a sunset.
Phuket makes the point unusually well: at Kamala Residences, one estate offers eight villas freehold and five leasehold at matching specification. Which of the two a buyer should hold, and at what discount one should trade to the other, is exactly the conversation we exist to have.

Kamala Residences, a 13-villa estate on Millionaire's Mile above Kamala Beach, is priced from THB 220 million to THB 499 million per the developer's brochure of July 2026, with villas of four to six bedrooms and 920 to 2,200 square metres. Eight villas are offered freehold and five leasehold. Prices are subject to change by the developer.
