The Banyan Group record: what thirty-two years on one Phuket shore proves, and what it does not

Banyan Group has been building the same estate on Bang Tao since 1994, on land that was a worked-out tin mine. That is the longest continuous development record on the island, and it answers fewer questions than a buyer is usually told. Here is the whole record, and the five questions it leaves open.

Banyan Group is a Thai hospitality and property developer listed on the stock exchanges of Thailand and Singapore, building the Laguna Phuket estate on Bang Tao since 1994. That single sentence contains the two things a buyer most wants to know about a developer, how long it has been building and whether its accounts are public, and it is the starting point rather than the answer. What follows is the whole record as this firm holds it, assembled from the fifteen Banyan addresses in our coastal register and the group’s own documents, together with the questions the record leaves open.

What the 1994 origin actually proves

That the estate exists and has been running for three decades. It proves nothing about any single building inside it.

Read the full explanation

The land behind the central stretch of Bang Tao was a worked-out tin mine. It had been dug over, drained of what it was worth and left, and the flooded pits were the visible evidence of that. Banyan Group began rehabilitating it in 1994 and kept the pits, which became the lagoon system the estate is named after and the feature the whole masterplan is arranged around.

This is the most concrete fact about the developer, and it is worth being precise about why. It is not a story about vision. It is evidence of appetite for a project measured in decades rather than in launch cycles, on a site nobody else wanted, with the payback arriving long after the first spade. A buyer looking at an off-plan tower on this shore is being asked to believe a developer will still be there in 2028. Here, the evidence of that is the ground itself.

What exists on the ground today, and can be walked

The hotels, the golf course, the beach club and the clinic are all there. You can stand in them this afternoon.

This is the honest heart of the piece. Roughly fifty-seven off-plan condominium projects were active on the Bang Tao shore as of August 2026, and nearly all of them are selling a masterplan drawing: the golf course, the restaurants and the clinic in the brochure are things the buyer is asked to believe will arrive. Inside Laguna Phuket they have been operating for three decades and can be inspected on a Tuesday afternoon.

In play since the estate's early phases

Laguna Golf Phuket

An 18-hole course inside the estate, in play rather than planned. Residence owners carry 50 per cent off green fees under the 2026 Sanctuary Club schedule.

The lagoon system

The water bodies left by the tin mine, kept and landscaped. They are the reason lakefront addresses here sit on the oldest and most established part of the land rather than on newly cleared ground.

Six hotels

Banyan Tree Phuket, Angsana Laguna Phuket, Cassia Phuket, HOMM Phuket Laguna, Dusit Thani Laguna Phuket and SAii Phuket Laguna, all trading. Their restaurants, spas and gyms are the estate's day-to-day service layer.

RAVA Beach Club

On the beach row, open and operating, with pool and beach access carried by owners under the 2026 owner schedule.

A 24-hour medical clinic

BDMS Wellness Clinic Laguna Phuket, on the estate, with hospital partners behind it. On an island where the nearest hospital is a real consideration, this is the amenity that is easiest to ignore and hardest to replace.

The inter-resort shuttle

A free service moving residents and guests between the hotels, the golf course, the beach and Canal Village. Boat Avenue and Porto de Phuket sit immediately outside the estate.

On a shore selling futures, an estate that can be walked is not a better investment. It is a smaller class of risk.

That distinction matters and we will not blur it. Nothing above is an argument that a Banyan residence is good value, which depends entirely on the price of the specific unit and is a separate question. It is an argument that one specific risk, the risk that the amenities never materialise, is much smaller here than it is two kilometres inland.

Seven brands, and which of them are hotels

Not all of them are hotel names, and the difference decides who runs your building after you buy.

Read the full explanation

The brand names are used interchangeably in this market and they are not interchangeable. Five are hotel brands, and three of those five also carry residences. The rest are residential lines that have no hotel behind them.

Banyan Tree

Hotel brand, and the group's flagship. Also carries residences, including the Beach Residences series and Banyan Tree Grand Residences.

Angsana

Hotel brand, brighter and more social, positioned below Banyan Tree. Also carries residences: Angsana Oceanview Residences, completed, and Angsana Golf Residences Topaz.

Cassia

Hotel brand, apartment-style. Hotels only inside this estate; no Cassia residences in our register.

Garrya

Hotel brand, the restrained one, built around calm. Also carries residences at Residences at Garrya Phuket, managed by the hotel.

HOMM

Hotel brand, the accessible line. Hotels only; HOMM Phuket Laguna sits inside the estate.

The 2025 residency brand

Bellaguna

Residential only, and the newest. Launched in 2025 and aimed at year-round residency rather than holiday ownership, managed by Banyan but operated apart from the hotel inventory.

Skypark

Residential only, the group's tower brand. In Thailand it is currently expressed at Skypark Lucean Jomtien Pattaya, which is a high-rise condominium rather than an estate address.

Two further residential lines sit under the estate itself rather than under a hotel: Laguna Residences, named for the lagoons, and Lakelands, the villa format on the freshwater side.

The residential lineup, and the series that confuses people

Several projects share a brand and a beach but almost nothing else. The names are close enough to mislead.

Read the full explanation

The Beach Residences series is where buyers most often compare two things that are not comparable, because five addresses share a series name and sit at different distances from the sand. The distances below are the developer’s own, from its Property Development Overview of 5 February 2026, its July 2026 Varuna brochure and its films.

Absolute beachfront

Oceanus

The beachfront flagship. Sixteen four-bedroom homes of 416 to 768 square metres on the sand itself, twelve condominiums and four duplex penthouses, with a developer target of the fourth quarter of 2028.

Varuna

On the beach, per the developer's July 2026 brochure. Eight four-bedroom townhomes on four levels, each with a private lift, a garden terrace and a rooftop infinity pool; relaunched in this form in July 2026.

Aegir

A few metres from the sand, per the developer's film. Four-bedroom pool villas in a gated row facing west, each with a private pool, a jacuzzi and a rooftop deck.

Sirena

A hundred metres from the beach. Three-bedroom condominiums of 354 to 498 square metres, each with a private pool as standard rather than as a top-floor exception.

Nammu

The landed format, adjacent to the beach and the lagoon. Homes of 417 square metres built-up on plots of 165 to 210 square metres, each with a private rooftop pool.

Around them sit the lagoon and golf addresses: Angsana Golf Residences Topaz above the course, Bellaguna Lake Residences Lotus and Laguna Lake Residences Aster on the water, Laguna Beach Residences Bayside on the beach side of the lagoon, Lakelands Waterfront Villas on absolute lagoon frontage, and Residences at Garrya Phuket. Two addresses are completed and can be inspected today, Angsana Oceanview Residences and Banyan Tree Grand Residences, which on this shore is rare enough to be worth saying twice. The whole set is listed on the Laguna estate guide, and every Phuket branded address above THB 20 million, Banyan and otherwise, is in our island register.

The corporate structure, read plainly

Who actually signs, and which listed entity stands behind it.

Read the full explanation

A listed parent is the useful part. Banyan Group files audited accounts in two jurisdictions, so a buyer or a buyer’s adviser can read them rather than take a private balance sheet on trust. Very little of the off-plan stock on this island can say the same.

Beneath the group, projects sit under project entities, and that is the name on the contract. Banyan Tree Beach Residences Oceanus is developed under Phuket Grand Resort Limited, a Banyan Group company, and the schedule of finishes for Angsana Golf Residences Topaz is issued under TWR Holdings Limited. Neither of those is unusual and neither is hidden. What matters is that you read the entity name on your own papers rather than assume the group is the counterparty.

One address separates brand from developer entirely. Skypark Lucean Jomtien Pattaya carries the Banyan Group Skypark brand and is developed by Lunique Real Estate. Our written appointment is with Banyan Group, not with Lunique, and we say so on that project’s own page for the same reason we say it here: describing ourselves as appointed by Lunique would assert a contract that does not exist.

The five questions a record does not answer

A long history tells you the developer will still be there. It does not tell you when your building finishes.

Read the full explanation

A long record is a reason to ask these, not a reason to skip them. We put all five in writing on every Banyan transaction we handle, and we would put them to any developer.

  • Deposit protection. Whether deposits sit in escrow or are otherwise protected against construction progress, and what happens to instalments already paid if the schedule moves. This is the single question with the most money attached on any off-plan purchase.
  • The quota position, at the moment of reserving. The exact unallocated share of the 49 per cent foreign freehold quota for the specific unit, in writing, on the day. A quota position is a moving number and not a project-level fact, and a verbal assurance about it is worth nothing a month later.
  • The lease reading. Where a 30-year registered lease with two further 30-year options is offered, the registered term is a property right and the two renewals are contractual promises from the landowner. It is 30+30+30. Never let it be read to you as ninety years.
  • Which entity signs. The project company named on the contract, which is who you are contracting with, rather than the group name on the brochure.
  • The running costs on the specific unit. The service charge and the sinking fund on that residence, not the project average, and what the charge has actually done since opening on any completed building you are comparing it to.

Take the papers to independent Thai counsel before money moves. That sentence appears on every page on this site that touches tenure, and it does not get softer because a developer has a good record.

Our own standing, stated once

We are appointed on Banyan Group projects, in writing and alongside other agencies. Read the rest knowing that.

Read the full explanation

Embark Estate is an appointed sales agency for Banyan Group, appointed in writing in August 2026, named alongside other agencies rather than exclusively. It is why we hold the group’s current price lists and unit-by-unit availability rather than a portal’s, and why we can put a buyer’s questions to the developer in writing and return the answer.

An appointment is not a reason to recommend a building. We say when a Banyan address does not suit a brief, and this article says plainly that most of Skypark Lucean sits below the level our island register uses and that the Beach Residences series contains four very different purchases under one name. If you want the estate read against a specific brief, including where it is the wrong answer, ask us. Two related pieces go deeper on parts of it: what beachfront actually means on this shore and what owner benefits inside the estate are actually worth.

Common questions

Is Banyan Group a reliable developer?

It is the developer on Phuket with the longest continuous record, and that is a narrower statement than reliable. Banyan Group has been building one estate on the Bang Tao shore since 1994, it is listed on the stock exchanges of both Thailand and Singapore so its accounts are public and readable, and what it built in the first three decades is standing and operating: an 18-hole golf course, the lagoon system, six hotels, a beach club, a 24-hour clinic and completed residences that can be inspected. That answers the single biggest off-plan risk on this island, which is the risk that the amenities in the brochure never arrive. It does not answer whether a specific building is priced well, whether the tenure on offer suits you, or what protects your instalments if a schedule moves. Those are asked per project, of every developer, including this one.

What is Banyan Group's track record in Phuket?

It begins in 1994 on a worked-out tin mine. The land behind the central stretch of Bang Tao had been mined out and was considered spoiled, and Banyan Group rehabilitated it, keeping the flooded pits as the lagoon system the estate is named after. Thirty-two years later the same estate carries Laguna Golf Phuket, the hotels Banyan Tree Phuket, Angsana Laguna Phuket, Cassia Phuket, HOMM Phuket Laguna, Dusit Thani Laguna Phuket and SAii Phuket Laguna, the RAVA Beach Club, a 24-hour medical clinic, an inter-resort shuttle and the retail at Canal Village, with Boat Avenue and Porto de Phuket immediately outside. Completed residential addresses inside it include Banyan Tree Grand Residences and Angsana Oceanview Residences, both of which can be walked today. That is the record: one shore, one estate, three decades, delivered in phases rather than promised in a single launch.

Who owns Banyan Group, and is it publicly listed?

Banyan Group is listed on the stock exchanges of both Thailand and Singapore, which is the most useful fact about it for a buyer: a listed parent files audited accounts that anyone can read, rather than asking you to take a private balance sheet on trust. Individual projects sit under project entities beneath the group. Banyan Tree Beach Residences Oceanus is developed under Phuket Grand Resort Limited, a Banyan Group company, and the schedule of finishes for Angsana Golf Residences Topaz is issued under TWR Holdings Limited. One project carries the brand without the group as developer: Skypark Lucean Jomtien Pattaya is developed by Lunique Real Estate under Banyan Group's Skypark brand. Ask which entity is named on the contract you are being handed, because that is the entity you are contracting with, not the group in the brochure.

What brands does Banyan Group own?

On the hotel side, Banyan Tree is the flagship, Angsana is the brighter and more social brand positioned below it, Cassia is the apartment-style brand, Garrya is the restrained one built around calm, and HOMM is the accessible line. On the residential side, Bellaguna is the newest, launched in 2025 and aimed at year-round residency rather than holiday ownership, operated apart from the hotel inventory; Skypark is the tower brand, currently expressed in Thailand at Jomtien in Pattaya; Laguna Residences is the estate's own line, named for the lagoons; and Lakelands is the villa format on the freshwater side. Banyan Tree, Angsana and Garrya carry residences as well as hotels, which is why the same name appears in both halves of the list. Choosing between them is mostly a question of which building you would want to walk into every evening, not a question of tiers.

What should I still ask before buying from Banyan Group?

Five things, and a long record is a reason to ask them rather than a reason to skip them. First, whether deposits sit in escrow or are otherwise protected against construction progress, and what happens to instalments already paid if the schedule moves. Second, the exact unallocated share of the 49 per cent foreign freehold quota for the specific unit at the moment you reserve, in writing, since a quota position is a moving number and not a project-level fact. Third, the tenure reading: where a 30-year registered lease with two further 30-year options is offered, the registered term is a property right and the two renewals are contractual promises, so it is 30+30+30 and never ninety years. Fourth, which project entity is named on the contract. Fifth, the running costs, the service charge and the sinking fund, on the specific unit rather than the project average. Take the papers to independent Thai counsel before any money moves.
