The developer publishes no finishes schedule, so this is what its plans and its films of the finished show units show. Whether the loose furniture comes with a home is a question for the contract.

Homes
Both structures exist in this project. Which one attaches to the specific unit changes what you own, so establish it early.
These do not add up to a single term. Only the left block is a right registered today; what follows depends on the wording of the clause and on who stands behind it when the time comes.
Term. The developer sells on a registered lease only ("Leasehold Ownership Only" on its list of 22 September 2026): its freehold homes are sold and the building's 49 per cent foreign quota is full. Owners' resales are freehold. A resale inside the foreign quota can pass to a foreign buyer as freehold; a resale in the Thai quota is freehold for a Thai buyer only. The lease term and its renewal are not in any document we hold, and we ask for them in writing.
How the foreign quota works. Under the Condominium Act, foreigners together may own up to 49 per cent of a building's total unit area. At The Standard that share is used up, so a foreign buyer cannot take a new freehold title from the developer. A home already inside the quota keeps its place when it passes from one foreign owner to another, which is why the foreign-quota resales are the only freehold route here for a foreign buyer. The money must come from abroad in foreign currency, and the bank's confirmation letter goes to the Land Office at transfer. A low-rise condominium in Bang Tao: 188 homes in six white seven-storey buildings, A to F, on 12.5 rai of land around a lagoon, a 25-metre saltwater pool and a leisure pool. Only two to six homes share a floor. The homes run from a 75-square-metre one-bedroom to a duplex of about 300 square metres with its own pool. The one-bedroom and the 100-square-metre two-bedroom have a bathtub on the balcony.
What is for sale in September 2026. The developer has sold its freehold homes, and the building's foreign quota is full. What the developer still sells is on a lease, from its price list of 22 September 2026: two-bedrooms from THB 21.93 million, corner three-bedrooms from THB 33.03 million and duplexes with a private pool from THB 68.09 million. Owners also resell homes they bought earlier, and those are freehold. A resale inside the foreign quota can pass to a foreign buyer as freehold. A resale in the Thai quota is freehold for a Thai buyer only.
When you can move in. The developer's sales team told us the homes will be ready from October 2026. The developer's own films of 3 August 2026 show finished show units, and from one balcony the finished buildings around it. Its progress panel for September 2026 reads structure 95 per cent and interior 70 per cent, and its sales kit of July 2024 gave December 2026 as the expected completion. We ask for the handover date of a specific home in writing before anything is signed.
The brand and the service. The Standard is the hotel brand of Standard International, with hotels in New York, London, Miami, Ibiza, the Maldives, Bangkok and Hua Hin. The residences have a staffed lobby, 24-hour concierge and security, and a buggy and shuttle service. Housekeeping, laundry, in-residence dining, a personal trainer and a therapist can be booked and are charged on top of the common fee. Owners join the brand's "Friends with Benefits" programme, subject to its terms: up to 25 per cent off stays at The Standard hotels and 10 to 15 per cent off food and drink at its outlets in Thailand. The brand is licensed to the developer, and the developer's own legal notice says the licence is not permanent.
Who builds it, and what is next door. The developer is Boavista Lifestyle Residences, a company set up by CG Capital, the fund-management arm of Central Group. The developer's legal notice says neither Standard nor Central Group is a partner in the residences. The mall is a separate venture: Central Group is building POP Phuket, a community mall of about 5,500 square metres inside the project, reported in May 2026 at more than THB 300 million, with restaurants taking about 60 per cent of it. The address is inland, about 1.3 to 1.6 kilometres from Bang Tao Beach, close to Boat Avenue and Laguna.
Where this sits against the register’s floor. The one-bedroom resales and some of the 100 sqm two-bedrooms sit below the THB 20 million floor this register uses; the large two-bedrooms, the three-bedrooms and the duplexes clear it.
The developer is Boavista Lifestyle Residences Co., Ltd., set up by CG Capital, the fund-management arm of Central Group, one of Thailand's leading business groups. The contract is with Boavista. The developer's legal notice is plain that Standard and Central Group are not partners, co-developers or sellers of the homes.
The Standard is a hotel brand of Standard International, known for design and a younger, social style; its other residences are in Miami, Lisbon and Hua Hin, and it runs hotels in Bangkok and Hua Hin. The brand is licensed to the developer. The licence is not permanent, and if it ends the name comes off the building, which is true of most branded residences and worth knowing before you pay for the name.

The developer's homes are new and sold on a registered lease, at the developer's list price, with a reservation fee and then 30 per cent at contract and 70 per cent at transfer for a foreign buyer. A resale is sold by an owner who bought earlier; it is freehold, and whether a foreigner can hold it freehold depends on the quota it sits in. Resales are the only way to buy a one-bedroom here: the developer has sold them all.
From the developer's payment terms of 30 June 2026: a common fee of THB 80 per square metre a month, paid a year in advance; a sinking fund of THB 500 per square metre, paid once at transfer; and a transfer fee of 2 per cent, split equally between seller and buyer. On a 172-square-metre three-bedroom that is about THB 13,800 a month in common fee and about THB 86,000 once for the sinking fund. Services such as housekeeping are charged on top.
