Bang Tao and Layan form the Cherng Talay shore on Phuket’s west coast, the island’s densest cluster of branded residences, anchored by the Laguna estate and counting Banyan Tree residences, ETRO Residences within Gardens of Eden, The Standard Residences Bang Tao, and KIARA Reserve on Layan Bay among its projects.

Bang Tao Beach, looking north toward Layan.
Cherng Talay is one shore that reads as one market. Bang Tao Beach runs along its centre, the Laguna estate sits behind the sand with its golf course, hotels and residential collections, and Layan Bay closes the northern end at a slower tempo. Banyan Group has been building Laguna on this frontage since 1984, which is why the shore has infrastructure the newer stock around it is still drawing. Within that stretch sit more branded projects than on any other shore of the island.
Density is what a buyer is actually purchasing here. On most Thai coasts the first question is whether a resale market exists at all; on this shore there are genuine alternatives to compare at both villa and condominium scale, and a real market to sell into later. That is the practical argument for Bang Tao, and it is the reason we walk this shore first with most Phuket clients.
The same density has a cost, which we set out plainly further down. A shore this active is also the island’s busiest construction market, and the buyer who wants silence above everything else is usually better served on the Kamala shore or at the Layan end of this one.
Banyan Tree Beach Residences Oceanus is a beachfront branded-residence building on Bang Tao beach in Phuket, the flagship of Banyan Group's Beach Residences series inside the Laguna Phuket estate, with sixteen four-bedroom homes of 416 to 768 square metres, twelve condominiums and four duplex penthouses, and a developer target of the fourth quarter of 2028; on the developer's term sheet of 28 April 2026 two remained, both leasehold: residence 203 at THB 191 million and penthouse 204 at THB 339 million.
This is the address the rest of the shore is measured against: sixteen homes on the sand itself, while roughly fifty-seven off-plan projects nearby sell a walk to the beach. As an appointed sales agency we hold the developer's current price list and availability.

The parcel from the air: the sand in front, the lagoon behind, and the bay running north past the estate. Developer’s render.

That single address on the sand is not a turn of phrase. Of the coastal projects in our register, four are absolute beachfront, meaning their land runs to the sand with no road or plot in between, and only one of them is on Bang Tao. Five words are sold as beachfront on this shore, and they do not mean the same thing.

CBRE Thailand, on 19 August 2026, named Bang Tao and Cherng Talay the island's most sought-after locations, with Phuket home sales up more than 45 per cent in the first half of 2026 and 67 per cent of buyers from abroad. C9 Hotelworks, in its March 2026 report, put about 30 per cent of the 41-project hotel pipeline to 2030 on this shore and Bang Tao hotel room rates up 20 per cent. Colliers, as reported by The Nation on 3 February 2026, placed more than 58 per cent of the island's villa supply in Cherng Talay. Those are the firms' figures, not ours, and none is a return. The dated evidence, in one piece.
The full shore-by-shore table, with tenure and status for every project we track on the island, lives in our Branded residences of Phuket index.

The cleanest structure on this shore is the condominium. Foreign buyers can hold a Thai condominium freehold in their own name within the 49 percent foreign quota, where the quota has room. At The Standard Residences Bang Tao it is full: the developer's own homes are sold on a lease, and a foreign buyer's freehold there is an owner's resale inside the quota.
At villa scale the picture changes. At Banyan Tree Grand Residences, market coverage describes freehold for Thai nationals and Thai companies, and for foreign buyers a 30-year leasehold, renewable twice to 90 years in total.
A 30-year lease is a 30-year lease; renewal language is a contractual promise, not a legal guarantee. We put that sentence in writing before a client falls in love with a beachfront. The full argument sits in the what-to-buy section of our Phuket guide.
At Oceanus the developer now publishes the choice itself, freehold within the quota or a 30-year registered lease with renewal options. Where a project’s tenure is not yet published, as at ETRO Residences and KIARA Reserve, we confirm it with the developer before it goes in front of a client, and before it goes on this page.
Bang Tao suits the buyer who wants the full resort apparatus behind the front door: golf, managed rental programmes, beach clubs, and an estate that runs itself between visits. It also suits the buyer who thinks about the exit, because no other shore on the island offers this many comparable assets to trade against.
Layan is the answer within the answer. KIARA Reserve and the bay around it carry the same shore at a quieter register, for the buyer who wants Cherng Talay’s depth without its centre.
Against it, honestly: this is the island’s busiest construction market, with projects completing from December 2026 through 2027 and beyond, so parts of the shore will be building sites for years. Density also means company, on the sand and on the roads.
And the geography that makes the shore convenient still involves a car. The west-coast shores sit within about an hour of the airport arrivals hall, and cross-island trips to Phuket Town run on the same clock. Buyers who expect to walk everywhere are buying the wrong island.
Banyan Tree Grand Residences and Banyan Tree Beach Residences Oceanus within the Laguna estate, ETRO Residences within Gardens of Eden near Bang Tao Beach, The Standard Residences Phuket Bang Tao, and KIARA Reserve Residences on Layan Bay, a Minor International and Kajima project.
At condominium scale, yes, where the building's 49 percent foreign quota has room. At The Standard Residences Bang Tao that quota is full, so the developer sells on a lease and a foreign buyer's freehold route there is an owner's resale inside the quota. At villa scale the usual foreign structure is a 30-year lease; at Banyan Tree Grand Residences, market coverage describes freehold for Thai nationals and Thai companies and a renewable 30-year leasehold, to 90 years in total, for foreign buyers. Renewal language is a contractual promise, not a legal guarantee.
Laguna Phuket is the Banyan Group resort estate that anchors Bang Tao: hotels, Laguna Golf Phuket, restaurants, and spas, with the Banyan Tree residential collections inside it and the Laguna Advantage owner programme, including a private beach club, behind its current beachfront project.
Only one of the three publishes a date it stands behind. Banyan Tree Beach Residences Oceanus carries the developer's own target of the fourth quarter of 2028, stated on its page as of September 2026. ETRO Residences was announced for 2027 by ETRO and The One Atelier in April 2025, and neither the project site nor the developer has restated it since. The Standard Residences Bang Tao publishes monthly construction progress, structure 95 per cent and interior 70 per cent in September 2026, and its sales team told us in September 2026 that the homes are ready to move into from October 2026; we ask for each home's handover date in writing. Checked 25 September 2026.
On some of them. We are an appointed sales agency for the Banyan Group projects on this shore, and advise buyers on the rest. Each project page states which it is. Either way we compare projects, examine tenure, and say plainly when the right answer is a different shore or not yet.
