The Modeva Bang Tao is a condominium of 859 homes in seven seven-storey buildings 500 metres from Bang Tao Beach in Phuket, by The Title (Rhom Bho Property), with homes of 29 to 148 square metres around a lagoon of pools, 75 per cent built in August 2026 and due for completion in March 2027.

We are confirming the structure with the developer before stating it. We would rather show you the gap than fill it with a guess.
The developer's kit says nothing about ownership. In a Thai condominium a Thai buyer owns freehold, and a foreign buyer owns freehold only inside the building's 49 per cent foreign quota, counted by floor area; outside it, a home is usually sold on a registered lease. Who it suits
A buyer who wants a new home within walking distance of Bang Tao Beach, with a very large pool garden and indoor facilities, at a price well below the island's branded projects. The one-bedrooms suit a holiday home; the duplexes and penthouses with roof gardens suit a family.
What it compromises
It is big: 859 homes, mostly small one-bedrooms, so the pools and the gym will be busy in season. It is still being built, and the developer has not said how much of the foreign quota is left.
What we would ask first
The completion date in the contract, the foreign-quota position of the specific home, the common fee and sinking fund, the payment schedule, and what the home actually looks at from its floor.

In practice that means we work from the developer’s own price list and unit schedule rather than from what has reached a portal. It does not change what we will tell you: an appointment is not a reason to recommend a building, and we will still say when this one does not suit the brief. We publish no yield or capital-growth figure for this project, and no island average. Where an operator publishes audited numbers for a specific building we quote them with their date; otherwise we say nothing, because a guaranteed return is usually a price concession wearing a yield’s clothing.
The Modeva is a condominium of 859 homes 500 metres from Bang Tao Beach, on the west coast of Phuket, about 1.3 kilometres from Boat Avenue and Porto de Phuket. Seven buildings of seven storeys, A to G, stand around a continuous garden of pools on 15.8 rai of land (25,328 square metres). Building B is for owners with pets. Cars go into two separate seven-storey car-park buildings, which carry the clubhouse rooms and two rooftop pools on top.
Most homes are one-bedrooms, from 29 to 58 square metres. There are also two-bedrooms from 65 square metres, a few two-bedroom plus homes up to 118 square metres, duplexes of 112 to 148 square metres, and about 22 homes on the top floor with their own roof gardens. Every home comes with a fitted kitchen, wardrobes, air conditioning, water heaters, curtains and a balcony set; a loose-furniture package is extra, at THB 150,000 to 320,000.
The developer counts 59 facilities: 33 outdoor zones, among them a 50-metre lap pool, a pool bar, hydrotherapy pools, a kids' water park and a pet park, and 26 rooms inside, among them a gym, a cycling studio, a golf simulator, a theatre, a kids' club, a beauty lounge, a private spa, an onsen, a steam room and a salt sauna. The landscape is by REDLANDSCAPE and the interiors by SAY Studio.
Where it stands. The building permit was issued on 31 January 2025, after the environmental approval of November 2024. In August 2026 the developer's panel read structure 100 per cent and 75.3 per cent overall, and its One Report 2025 gives completion in March 2027. The show units of three layouts are finished and furnished; the photographs of homes on this page are of them. By the end of 2025, 457 of the 859 homes were sold, at an average of about THB 160,000 per square metre, per the developer's annual report. We send the current price list, with the homes still free, when you ask.
Where this sits against the register’s floor. Almost every home here sits below the THB 20 million floor our island register uses, so the project is not in that table. It has a page because we sell it and buyers ask about it.
The developer is Rhom Bho Property Public Company Limited, a Phuket company that sells under the name The Title. It built its first The Title condominium in Rawai in 2011, is listed on the Stock Exchange of Thailand (on the main board since January 2026), and is controlled by AssetWise, a Bangkok developer that held 67.94 per cent in November 2024.
It has finished nine phases on the island, among them The Title Legendary in Bang Tao, 637 homes completed in June 2025, and The Title Heritage in Bang Tao, 789 homes, handing over since the second quarter of 2026. A buyer at The Modeva can walk both today.
The buildings are going up, so a visit is the finished show units, of 41, 55 and 105 square metres, with their real kitchens, bathrooms and finishes, and the site 500 metres from the beach.
Then The Title Heritage, the same developer's finished project a short drive inland, to see its pools, lobby and homes in daily use; and back at The Modeva, the 500-metre walk down to Bang Tao Beach.

The developer does not publish its price list. We send the current list, with the homes still free, usually the same day you ask. For scale: the developer's annual report gives an average of about THB 160,000 per square metre for the homes sold by the end of 2025.
