The developer's kit says nothing about ownership. In a Thai condominium a Thai buyer owns freehold, and a foreign buyer owns freehold only inside the building's 49 per cent foreign quota, counted by floor area; outside it, a home is usually sold on a registered lease. Who it suits
A buyer who wants a finished home in Bang Tao this year, near Boat Avenue, with a large pool garden and a full set of indoor facilities, at a price well below the island's branded projects. The one-bedrooms from about THB 5.5 million are among the lowest ways into a new building here; the penthouses with roof terraces suit a family.
What it compromises
It is inland, not a walk to the beach. It is large, 789 homes and mostly one-bedrooms, so the pools will be busy in season. The developer has not said how much of the foreign quota is left, and five homes on its list carry a smaller size than its own plans show.
What we would ask first
Whether the specific home can be yours freehold, the common fee and sinking fund, the transfer date, which furniture comes with it, and what the building's rental service charges.

The Title Heritage is a finished condominium in Bang Tao, on the west coast of Phuket: 789 homes in seven white seven-storey buildings, B to H, around a garden of pools on about 15.8 rai of land (25,350 square metres). The developer calls the style neo-classic, with interiors drawn from Phuket's Peranakan heritage: black and white columns, patterned tiles and a domed clubhouse. The address is inland, on Cherngtalay–Bandon Road near Boat Avenue, about 1.7 kilometres from Bang Tao Beach in a straight line.
It is ready to move in. The developer's 2026 film is called just that, its photographs of August 2026 show the finished buildings, pools and furnished show units, and its results statement of August 2026 says transfers began in the second quarter of 2026. A visit is the real building and the real homes.
Homes run from a 32-square-metre one-bedroom to three-bedroom penthouses of up to 185 square metres on the seventh floor, with a stair up to a private roof terrace. Most homes are one-bedrooms, and the ground-floor homes open straight onto the pools. Every home comes with a fitted kitchen, wardrobes, air conditioning, water heaters, curtains and a balcony set; the loose furniture is a package at THB 250,000 to 700,000.
The developer counts more than 33 facility zones: a beach pool with a sandy edge, a lazy river, a lap pool, hydrotherapy and kids' pools, a rooftop sky pool and a rooftop onsen, a lobby lounge, a library, a business lounge, a co-working space, a fitness centre, a home theatre, a game arcade and a kids' zone. The Esquire, the developer's own company, runs the building, with a rental service, laundry, cleaning and a shuttle.
What is for sale. By the end of 2025 the developer had sold 424 of the 789 homes, at an average of about THB 155,000 per square metre, per its annual report. Its current promotion lists homes from THB 5.48 million for a one-bedroom of 36 square metres to THB 22.5 million for a three-bedroom of 132 square metres. Each one has its own page here, with its plan and its price.
Where this sits against the register’s floor. Most homes here sit below the THB 20 million floor our island register uses; only the largest three-bedrooms and penthouses clear it. It has a page because we sell it and buyers ask about it.
The developer is Rhom Bho Property Public Company Limited, a Phuket company that sells under the name The Title. It built its first The Title condominium in Rawai in 2011, is listed on the Stock Exchange of Thailand (on the main board since January 2026), and is controlled by AssetWise, a Bangkok developer that held 67.94 per cent in November 2024.
The Title Heritage is its second large finished project in Bang Tao, after The Title Legendary, 637 homes completed in June 2025. The developer's annual report records a PropertyGuru Thailand award in 2024 for the interiors here. Its newest Bang Tao project, The Modeva, is being built 500 metres from the beach.
The building is finished, so a visit is the real thing: the lobby and clubhouse, the pools and the lazy river, the rooftop sky pool and onsen, and the furnished show units of 36, 54, 95 and 183 square metres.
Then the homes you are considering from the developer's list, to stand on the balcony or the pool terrace and see what each one looks at, and the drive to Boat Avenue and down to Bang Tao Beach, so the distances are driven rather than promised.
