Surin is a small shore on Phuket’s west coast where Amanpuri, above Pansea Beach, set the standard for Asian resort living, and where privately owned resort villas of three to ten bedrooms remain the reference asset, though almost nothing trades publicly.

Facts are drawn from developer materials and our own market coverage. Prices, and anything still being confirmed with a developer, are deliberately not printed on a card.

Surin Beach, with the Pansea headland to the north.
Surin is the shore that behaves least like a market. It sits just south of Bang Tao and north of Kamala, a short, residential stretch where the headland above Pansea Beach has carried the same name at the top of the island for a generation: Amanpuri, the original Aman.
What sets Surin apart is what it does not have. There is no cluster of launches to compare, no wall of listings, no sales gallery on every corner. The reference asset here is the privately owned resort villa, and it changes hands quietly, between owners and occasionally at auction, rather than through a public search.
That makes access, not budget, the real currency on this shore. The buyer who wants a field of comparable homes to weigh is better served on the Bang Tao shore; the buyer for whom Amanpuri itself is the point comes to Surin and waits for the right villa.
For every branded project on the island in one table, see the Branded residences of Phuket index.
Facts are drawn from the operator’s own materials; figures the operator does not publish are deliberately not printed here.
Surin is a villa shore, which means the ownership question is the villa question. For a foreign buyer the usual structures are a registered lease or a Thai-company holding, as they are across the island. There is no condominium shortcut to freehold here in the way there is on Bang Tao.
Amanpuri does not publish its ownership structure, so we confirm it directly, villa by villa, rather than repeat a market assumption. On a shore where so little is public, that confirmation is a large part of the work.
A lease is a lease, and renewal language is a contractual promise, not a legal guarantee. We put that sentence in writing before a client falls in love with a headland. The full argument sits in the what-to-buy section of our Phuket guide.
The honest summary of Surin is that it rewards patience and access over speed. It is not a shore to buy in a weekend, and we will say so.
Surin suits the buyer for whom Amanpuri is the reason, not one option among many: the brand, the service, and the Pansea setting, held privately and used personally, with the rental programme as an option rather than the purpose. It suits the buyer who is comfortable waiting for the right villa rather than choosing from a shelf.
It is a shore for owners who read privacy and a thin public market as features, because both keep the character of the place intact.
Against it, honestly: almost nothing lists publicly, so the search is slow and depends on access rather than a portal. There is no new-build pipeline at scale to choose from, the entry point is high, and comparable resales are few, which makes pricing a matter of judgement rather than a table.
And the geography is west-coast Phuket: a car for everything, and roughly half an hour to the airport up the coast road. A buyer who wants a lively promenade at the door is on the wrong shore.
No. Surin is a villa shore, and the honest answer to this question is that you are looking on the wrong part of the island. Amanpuri's privately owned villas run three to ten bedrooms and there is no apartment or penthouse product here at all. Phuket penthouses sit on other shores: 5-bedroom penthouses of 425 square metres at The Residences at InterContinental Phuket Resort on the Kamala shore, penthouses within the 16 residences at Banyan Tree Beach Residences Oceanus on Bang Tao, a 415 square metre penthouse at ETRO Residences in Layan, and penthouse-level stock at The Standard Residences Bang Tao. If a penthouse is the brief, those four are where to start, and we will say which of them suits before showing you anything.
Amanpuri, the original Aman resort, which stands above Pansea Beach on Phuket's west coast and set the template for the group and, with it, much of Asian resort living. The shore around it is small, private, and residential rather than commercial, and it trades on that reputation rather than on volume.
Yes. Amanpuri offers privately owned villas of three to ten bedrooms, in ocean-front and garden settings, with private pools and sunken dining salas; larger villas come with dedicated chef, housekeeping, maintenance, and security teams, and owners may join the Amanpuri rental programme with access to the Aman Spa, restaurants, and beach club. Prices, tenure, and the number available are not published; villas change hands privately and occasionally at auction, so access matters more than a listings search.
At villa scale the usual structures for a foreign buyer are a registered lease or a Thai-company holding, as elsewhere on the island. Amanpuri does not publish its ownership structure, so Embark confirms it directly for a client before any villa is discussed in earnest. A lease is a lease, and renewal language is a contractual promise, not a legal guarantee.
Not on Surin. Embark Estate is an appointed sales agency for Banyan Group and PROUD Real Estate elsewhere on the Thai coast, and holds no appointment here. On a shore this private, where almost nothing lists publicly, that is not a limitation: our work is buyer-side access and honesty, finding what is quietly available, examining tenure, and saying plainly when the right answer is a different shore or a longer wait.
