Residences
Both structures exist in this project. Which one attaches to the specific unit changes what you own, so establish it early.
These do not add up to a single term. Only the left block is a right registered today; what follows depends on the wording of the clause and on who stands behind it when the time comes.
Term. Freehold title within the 49 per cent foreign quota on the five larger homes on the September 2026 list. The one- and two-bedroom homes are sold on a registered lease of up to 30 years, the maximum currently permitted, which the developer states is renewable.
Renewal. Stated by the developer as renewable. The renewal clause itself, and who gives the undertaking, is what we read before advising.
PROUD's launch release (21 October 2025) states a target of 80 per cent foreign buyers, and a Thai condominium's freehold foreign quota is 49 per cent of the sellable area. That arithmetic is why the one- and two-bedroom homes are offered on leasehold and the quota is kept for the larger homes. In September 2026 the developer described its foreign freehold quota as limited and available on selected units only. Before reserving, establish in writing which units still carry quota and whether any is held back. For a leasehold home, read the lease: a renewal option is a contractual promise from the landowner, not a right that can be registered in advance, and the developer's own disclosure that the InterContinental licence runs to October 2037 unless extended belongs beside it.

Announced on 12 January 2026, this is the second collaboration between IHG and the Bangkok-listed developer PROUD Real Estate, following InterContinental Residences Hua Hin, which sold out. A repeat partnership after a sold-out first project is a more meaningful credential than a launch event, because both parties have already seen how the other performs.
One hundred and eleven residences in two seven-storey buildings, running from one-bedroom homes of 59 square metres to a five-bedroom penthouse of 425 square metres, in a development valued at THB 2.5 billion. The ownership split is the fact to hold onto. On PROUD's price list of September 2026, 47 homes were unsold: five on freehold title within the foreign quota (the two ground-floor two-bedroom pool residences, the three-bedroom, the four-bedroom junior penthouse and the penthouse) and 42 one- and two-bedroom homes on a registered lease of up to 30 years, which the developer states is renewable. The developer reported the project over half sold in September 2026, with the environmental impact assessment and the construction permit both approved.
The resort next door is the operating InterContinental Phuket Resort: 221 rooms, suites and villas, five pools, Sati Spa, Jaras in the Michelin Guide, hom, and Two Michelin Keys, the only hotel on the island holding them as of August 2026. What an owner actually receives is stated in the developer's brochure rather than implied: direct access to the resort's beachfront and beach pool, hotel-managed housekeeping, laundry, in-room dining and concierge on request and at a charge, a 20 per cent discount at Sati Spa, the kids' club and the wellness programme, three tennis sessions a year, and IHG One Rewards Diamond Elite status for a limited period. The Club InterContinental lounge and the mountainside pool are not included, and the brochure says so.
The design team is Habita Architects, PIA Interior and PLA for the landscape, working a Peranakan and Sino-European theme through stepped corners, arched openings and ventilator screens. Every home is sold fully furnished, with Küppersbusch kitchens on a jade marble island, Grohe AquaSymphony showers, American Standard sanitaryware and concealed VRV cooling in the developer's specification. The common fee is THB 120 per square metre a month and the sinking fund THB 800 per square metre, one-off.
Two things in the developer's own small print deserve a buyer's attention before the renders do. The project company is Kamala Ascend Co., Ltd., a PROUD Real Estate company, and the land is mortgaged to Kasikornbank, which is ordinary construction finance but makes the release mechanics at transfer a question to ask. And IHG's licence of the InterContinental name to the residences is currently expected to conclude by October 2037 unless extended, on terms that may carry further fees. A branded residence is bought partly for its brand, so the term of that brand belongs in the decision.
PROUD is listed in Bangkok, which is unusual in this register and useful: a listed developer publishes accounts, and a buyer weighing an off-plan deposit can read them. Embark is an appointed sales agency for PROUD Real Estate on this project, which is why the developer's current price list and unit-by-unit availability appear on this page rather than a portal's.
Where this sits against the register’s floor. Only part of this building qualifies for this register. The one-bedroom homes from 59 square metres and THB 13.9 million sit below the THB 20 million floor; the two-bedroom homes and every freehold residence clear it.
The project company is Kamala Ascend Co., Ltd., a company of PROUD Real Estate PLC, which is listed on the Stock Exchange of Thailand. PROUD's own record with IHG is the most useful thing to know: InterContinental Residences Hua Hin, 238 units in nine buildings on the Gulf coast, completed in December 2022 and sold out, and it can be walked today. VEHHA Hua Hin, PROUD's high-rise on the same coast, is the other finished building of theirs a buyer can inspect before paying a deposit here.
The developer's own disclosures are dated on this page. Construction was expected to start in the fourth quarter of 2025 and PROUD's progress page put the project at 13 per cent overall on 28 August 2026, with piling complete and the structure at 10 per cent. The completion target is the fourth quarter of 2027 in the launch release; the brochure's legal text says the third quarter. We quote the later of the two, and we would rather show you the date than let either look current by accident.

A target is a target, not a commitment, and this page says so wherever the developer's wording does. Where we hold a document that is not public, the entry says that rather than linking to nothing. Anything not listed here is something the developer has not published, and we will not fill the gap with a portal's number.

The freehold homes are priced individually: the two pool residences at THB 54.67 million and THB 55.66 million, the three-bedroom A701 at THB 68.09 million, the junior penthouse B702 at THB 62.7 million and the penthouse A705 at THB 147.29 million. Yes, within the 49 per cent foreign quota of sellable area that Thai condominium law allows. On PROUD's September 2026 list the freehold homes were the two pool residences, the three-bedroom, the junior penthouse and the penthouse; the one- and two-bedroom homes are sold on a registered lease of up to 30 years instead. The developer describes the remaining quota as limited and applied to selected units only, so before reserving ask for written confirmation that the specific unit carries quota, because a verbal assurance is not a title. In Kamala, Kathu district, on the west coast of Phuket. The two buildings sit on the hillside about 360 metres inland from Kamala Beach, beside the operating InterContinental Phuket Resort, whose beachfront and beach pool owners may use under the developer's brochure. By the developer's own distances, Wattanapat Hospital Phuket is 2 km away, HeadStart International School at Cherngtalay 10.5 km, and Phuket International Airport 24.4 km, about 40 minutes by road. We publish no rental yield for this project because the developer has not stated one and the building is not yet complete.
On PROUD's terms of September 2026: a booking deposit of THB 200,000 to THB 1 million, depending on the size of the home. The contract is signed within 14 days of booking, with 25 per cent of the price paid at signing. A further 25 per cent is due 30 days after the contract, and the remaining 50 per cent at handover, when the building is finished. Before the transfer we inspect the finished home with you, and every defect is put right before you take it over. We confirm the terms and the dates for the specific home in writing before any booking.

Where an operator publishes audited numbers for a specific building we quote them with their date, because a guaranteed return is usually a price concession wearing a yield’s clothing.
