Render. A residence looking over Kamala Bay. Thirteen per cent complete overall on 28 August 2026, on PROUD's own progress page. The developer has published no render of this layout, so the pictures show the building, the bay and the resort next door. Ask for the floor plan of this unit; we send it with the current price list.
Four-bedroom junior penthouse B702 is a 201 sqm home on the 7th floor of building B at The Residences at InterContinental Phuket Resort on the Kamala hillside in Phuket, with the paradise and mountain view, sold on freehold, foreign quota at ฿62.7M (฿311,940 per sqm) on PROUD’s price list, September 2026.
Sold on freehold title within the 49 per cent foreign quota of the building’s sellable area. The developer describes the remaining quota as limited; confirm in writing that this unit still carries it.
Top floor of building B. Four bedrooms in 201 sqm at about THB 312,000 per square metre, the only four-bedroom home on the September 2026 list.
A four-bedroom junior penthouse on the top floor of building B, sold freehold within the foreign quota: 201 square metres with the paradise and mountain view, four bedrooms, and THB 62.7 million on the September 2026 list, about THB 312,000 per square metre. It is the only four-bedroom home on that list.
The larger homes carry the fuller specification: a food waste disposer, concealed VRV cooling throughout and the furnished package of Küppersbusch kitchen, jade marble island, American Standard and Grohe bathrooms and the AquaSymphony shower. The developer has published no render of this layout, so we send the floor plan with the price list rather than showing you a picture of a different home.
Four bedrooms in 201 square metres means rooms of a family’s size rather than a villa’s. Against the 214.8-square-metre three-bedroom in building A at THB 68.09 million, this is the home with the extra room and the lower price; against the penthouse it is a fraction of the ticket for most of the outlook.
“Paradise view” is the developer’s name for the outlook towards the resort grounds and the bay; “mountain view” faces the Kamala hillside behind the buildings.
Every figure is the developer’s own, from its price list and brochure, and prices move. We confirm the current list before any reservation and would rather show you the date than let a stale price look current.
Stated as freehold by the developer. Establish that the specific unit sits inside the building's 49 per cent foreign quota before agreeing a price.
The list price is ฿62.7M, ฿311,940 per sqm, on PROUD’s price list, September 2026. It is sold on freehold title within the 49 per cent foreign quota of the building’s sellable area, which means a foreign buyer holds it in their own name at the Land Office. The developer describes the remaining quota as limited and applied to selected units; the first document we ask for is written confirmation that unit B702 carries it.
Running costs are the developer’s stated common fee of THB 120 per square metre a month and a one-off sinking fund of THB 800 per square metre at transfer. Transfer fees, taxes and duties follow the Land Office’s schedule at the time of transfer. Resort services are on request and at a charge, and the brochure states that their availability may change.
Two disclosures in the developer’s own small print belong in the decision: the project land is mortgaged to Kasikornbank, which is ordinary construction finance but makes the release at transfer a question to ask, and IHG’s licence of the InterContinental name to the residences is expected to run to October 2037 unless extended.

The Residences at InterContinental Phuket Resort is a development of 111 fully furnished homes in two seven-storey buildings on the Kamala hillside, about 360 metres inland from Kamala Beach, by PROUD Real Estate with IHG, announced on 12 January 2026 and targeted by the developer for the fourth quarter of 2027. In September 2026 the developer reported it over half sold, with the environmental impact assessment and the construction permit approved.
The resort next door is the operating InterContinental Phuket Resort: 221 keys, five pools, Sati Spa, Jaras in the Michelin Guide, and Two Michelin Keys, the only hotel on the island holding them as of August 2026. Owners have direct access to the resort’s beachfront and beach pool, hotel-managed services on request and at a charge, a 20 per cent discount at the spa, the kids’ club and the wellness programme, and IHG One Rewards Diamond Elite status for a limited period. The Club InterContinental lounge and the mountainside pool are not included, and the developer’s brochure says so.

Yes. Unit B702 is one of the five homes on the September 2026 list that the developer sells on freehold title within the 49 per cent foreign quota, so a foreign buyer holds it in their own name at the Land Office. The developer describes the remaining quota as limited, which is why the first thing we ask for, before a reservation, is written confirmation that this specific unit still carries quota. A verbal assurance at a sales gallery is not a title.
The home fully furnished to the developer’s specification: kitchen, wardrobes, loose furniture, the Küppersbusch appliances, American Standard and Grohe bathrooms with the AquaSymphony shower, concealed VRV cooling and a digital door lock. It does not include transfer fees and taxes, the one-off sinking fund of THB 800 per square metre, the common fee of THB 120 per square metre a month, or resort services, which are on request and at a charge. Prices are the developer’s and move; we confirm the current list before any reservation.
The developer’s target is the fourth quarter of 2027, stated in PROUD’s launch release of 21 October 2025; the brochure’s legal text says the third quarter. On 28 August 2026 PROUD’s own progress page put the project at 13 per cent complete overall, with piling finished and the structure at 10 per cent. We quote the later date and watch the gap, and we ask what protects your instalments if the schedule moves.
Direct access to the resort’s beachfront and beach pool, hotel-managed housekeeping, laundry, in-room dining and concierge on request and at a charge, a 20 per cent discount at Sati Spa, the kids’ club and the wellness programme, three tennis sessions a year, and IHG One Rewards Diamond Elite status for a limited period. The Club InterContinental lounge and the mountainside pool are excluded. The developer also discloses that IHG’s licence of the name is expected to run to October 2037 unless extended, so the term of the brand is part of what is being bought.
