A ground-floor two-bedroom home with its own pool, sold freehold within the foreign quota. The living room opens straight onto a private pool terrace, the bedrooms open onto it too, and the plan runs to about 179 square metres, which is the largest two-bedroom format in the building by a wide margin. There are two of them, A103 and A106, at the foot of building A, and they are the only homes in the project with a private pool.
On the September 2026 list they were THB 54.67 million and THB 55.66 million, about THB 306,000 to 311,000 per square metre. The price buys two things the leasehold homes do not carry: freehold title in your own name, and a pool. For a buyer who wants a villa’s privacy inside a branded condominium with a resort beside it, this is the plan that answers.
The furnished specification is the developer’s: Küppersbusch kitchen on a jade marble island, American Standard and Grohe bathrooms with the AquaSymphony shower, SPC wood-pattern floors and concealed VRV cooling. Private pool cleaning is one of the hotel-managed services on the developer’s list, at a charge.
“Paradise view” is the developer’s name for the outlook towards the resort grounds and the bay; “mountain view” faces the Kamala hillside behind the buildings.

It is sold on freehold title within the 49 per cent foreign quota of the building’s sellable area, which means a foreign buyer holds it in their own name at the Land Office. The developer describes the remaining quota as limited and applied to selected units; the first document we ask for is written confirmation that unit A103 carries it.
Running costs are the developer’s stated common fee of THB 120 per square metre a month and a one-off sinking fund of THB 800 per square metre at transfer. Transfer fees, taxes and duties follow the Land Office’s schedule at the time of transfer. Resort services are on request and at a charge, and the brochure states that their availability may change.
Two disclosures in the developer’s own small print belong in the decision: the project land is mortgaged to Kasikornbank, which is ordinary construction finance but makes the release at transfer a question to ask, and IHG’s licence of the InterContinental name to the residences is expected to run to October 2037 unless extended.

The Residences at InterContinental Phuket Resort is a development of 111 fully furnished homes in two seven-storey buildings on the Kamala hillside, about 360 metres inland from Kamala Beach, by PROUD Real Estate with IHG, announced on 12 January 2026 and targeted by the developer for the fourth quarter of 2027. In September 2026 the developer reported it over half sold, with the environmental impact assessment and the construction permit approved.
The resort next door is the operating InterContinental Phuket Resort: 221 keys, five pools, Sati Spa, Jaras in the Michelin Guide, and Two Michelin Keys, the only hotel on the island holding them as of August 2026. Owners have direct access to the resort’s beachfront and beach pool, hotel-managed services on request and at a charge, a 20 per cent discount at the spa, the kids’ club and the wellness programme, and IHG One Rewards Diamond Elite status for a limited period. The Club InterContinental lounge and the mountainside pool are not included, and the developer’s brochure says so.
