Layan is the shore immediately north of Bang Tao on Phuket’s west coast, lower in density and villa-led, carrying branded villa estates on the headland above the bay and the Gardens of Eden masterplan just over its southern boundary on the Bang Tao side, where ETRO Residences set the island price record of THB 830,000 per square metre in January 2026, as the developer announced and the Bangkok Post reported.

The northern end of the Bang Tao shore, where it becomes Layan.

Layan and Bang Tao are ten minutes apart on the same coast road and they are not the same market. Bang Tao carries the island’s deepest concentration of new branded condominium stock, with roughly fifty-seven off-plan condominium projects active there as of August 2026. Layan is quieter, lower in density, and led by villas rather than apartments.

That makes it the shore where Phuket’s ownership question is sharpest. Villa product is ordinarily sold to foreign buyers on a registered lease rather than freehold, so the term, the renewal mechanics, and whether renewal is a binding contractual clause or a marketing statement matter more here than anywhere else on the island. Each project below states what its own documentation says.

The honest trade is straightforward. You gain space, quiet and privacy. You lose the walkable restaurant density that Bang Tao and Boat Avenue provide, and you will drive for it.

Ownership on this shore

A villa shore, so the lease is the whole question.

Foreign buyers can ordinarily own a condominium unit freehold within the 49 per cent foreign quota of a building’s sellable area. Land is different: Thai law restricts foreign land ownership, so villas here are ordinarily sold on a lease registered at the Land Department, commonly for thirty years, with renewal options offered on top.

The part most buyers miss is what a renewal option is. The registered term is a real property right recorded against the title. The renewal is a contractual promise from the landowner, and its value depends on the drafting and on whether the party who gave it still exists and still owns the land three decades later. Read “30 + 30” as thirty years plus a promise, never as sixty years.

Who this shore suits

Space and quiet, at the cost of walking anywhere.

It suits families and long-stay owners who want genuine space, low density and privacy, and who are content to drive ten minutes for Bang Tao’s restaurants. Schooling reinforces it: Phuket reached 18 international schools and 5,075 students from more than 50 nationalities by August 2026, after 51 per cent growth in three years. Families do not move children mid-year for a holiday home.

It suits less well a buyer who wants to walk to dinner, or one who wants the cleanest possible ownership structure. The villa product that defines this shore is leasehold, and a buyer whose priority is freehold title in their own name will find the answer in condominium product, much of which sits on Bang Tao rather than here.

Where is Layan and how is it different from Bang Tao?

Layan is the bay immediately north of Bang Tao on Phuket's west coast, and the difference is density rather than distance. Bang Tao carries the island's deepest concentration of new branded condominium stock, with roughly fifty-seven off-plan condominium projects active there as of August 2026 and the Laguna estate at its centre. Layan is quieter, lower-density and villa-led, with the headland above the bay carrying Minor's Anantara estates. Buyers who like the Bang Tao infrastructure but not the Bang Tao construction usually end up looking at Layan, which is ten minutes up the same coast road.

What is for sale at Layan?

Three kinds of product, and they suit very different buyers. Branded villa estates on the headland, sold on registered leasehold, which carry the largest tickets. Low-density residence estates such as Kiara Reserve, at villa scale but in a managed setting. And the Gardens of Eden masterplan on the Layan and Bang Tao boundary, which holds apartment product alongside ETRO Residences, the eight-home project that set the island price record of THB 830,000 per square metre in January 2026. Are Layan villas freehold or leasehold?

The branded villa estates here are ordinarily sold to foreign buyers on a registered leasehold, because Thai law restricts foreign land ownership. That makes Layan the shore where the ownership question matters most on this island. The lease term, the renewal mechanics and above all whether renewal is a binding contractual clause or a marketing statement are the three things to establish in writing before anything else, because a renewal option is a promise from the landowner rather than a right that can be registered in advance. Is Layan beachfront?

Mostly not, and the distinction is worth settling before a viewing. The Anantara estates sit on the hillside above Layan Beach and are ocean-view rather than beachfront, with the route to the sand varying by villa. Gardens of Eden sits behind roughly 100 to 150 metres of protected green land that zoning prevents being built on, which means the outlook cannot be built out but the project is not on the sand either. Every project page in this cluster states plainly whether it is absolute beachfront, beachside, lagoon-edge, ocean view or inland.

Who does Layan suit?

A buyer who wants space and quiet more than they want walkable nightlife, and who is willing to drive a few minutes for Bang Tao's restaurants and Boat Avenue. It suits families and long-stay owners particularly well, which is reinforced by schooling: Phuket had 18 international schools and 5,075 students from more than 50 nationalities by August 2026, after 51 per cent growth in three years. It suits a buyer wanting a walk-to-the-beach apartment considerably less well than Bang Tao does.
