What to establish before committing

On an established leasehold estate there is a second question that does not arise off-plan: how many years are left. A thirty-year lease signed at completion is a materially different asset in year two and in year twenty, and the remaining term drives both the price and the pool of buyers available at exit. When considering a resale villa here, establish the commencement date of the registered lease, the years remaining, the renewal mechanics, and whether renewal is a binding contractual clause or a marketing statement. For a buyer, the practical difference from Avadina Hills next door is evidence: this estate has been standing and operating long enough to be judged on what it is rather than on what it is scheduled to become.

That is worth more on Phuket than it is in most markets. The island's weak point as a branded-residence market is not design and it is not location, it is what happens after the developer leaves and the service standard has to be maintained by someone. An estate that has already lived through that transition can be inspected for the answer.

How much of the lease is left on a Layan Residences villa?

That is the question to ask first on any established leasehold estate, and the answer is per villa rather than per project. A registered lease runs from its commencement date, so a thirty-year term signed at completion has materially fewer years left today than a lease signed on a new villa. The remaining term drives both the price and the size of the buyer pool available when you exit. Establish the commencement date, the years remaining and the renewal mechanics in writing before agreeing a price.

How does Layan Residences differ from Avadina Hills?

They are both Anantara-branded villa estates by Minor International on the same Layan headland, and the meaningful difference is maturity. Layan Residences is the earlier and established estate, so its build quality, its landscaping and above all its service standard can be inspected as they actually are. Avadina Hills is the larger and later estate. On Phuket, where the recurring failure of branded residences is service decay after the developer leaves, being able to inspect an operating estate is a real advantage.

Does Anantara manage the villas?

The estate is operated under Minor's own Anantara brand, which means the developer and the operator are the same company. In branded residences that is structurally useful, because the standard category risk is the brand licence: an operator agreement runs for a term, and residences can be rebranded or unbranded when it ends. Where the developer owns the brand, that risk is different in kind. Establish the specific management and rental arrangements for the villa you are considering, since these differ villa by villa on established estates.
