I came to Bangkok and stayed. After looking properly at this market, with more than a decade in luxury real estate behind me, I found something I had been searching for the entire time. A city where every culture comes together and the stakes feel high. The density of capital, the international weight, the architecture of opportunity for people who know where to look. Bangkok, it turns out, is the New York of Asia. Embark exists to help international buyers see what I see.
Embark is the boutique advisory I could not find when I looked for one.
I trained in a market that was professional by regulation. Licensed agents, verified listings, accurate pricing, legal consequences for misleading a client. That framework shaped my profession.
Bangkok operates differently. The market is less regulated. Anyone can work as an agent. Listings can be stale or inaccurate. Commission structures reward quick sales over considered advice. The result is a market rich in product but uneven in professional discipline. International buyers need advisors here more than they realise, and often do not get them.
Before starting Embark, I worked inside existing Bangkok agencies. What I found was a choice between employment models that did not suit my entrepreneurial instincts, and operational standards I could not align with. The firms that felt entrepreneurial were not operating to the standards I believed in. The firms operating to high standards felt bureaucratic.
I looked for a boutique I could respect and join, and could not find one. Embark is the boutique I would have wanted to find.
Our geographic focus is what we call the park-axis corridor: the streets that wrap Lumphini Park and concentrate Bangkok’s most established luxury addresses. We also represent branded residences of standing on the Chao Phraya riverside, a distinct second geography that the same buyer often considers alongside the park-axis corridor.
Today, Embark holds appointed positions on four flagship branded-residence projects in central Bangkok, and on eighteen more along the coast. In Bangkok: Upper House Residences and The Wireless Residences by Upper House (the two Houses of the Swire Properties and City Realty co-development on Wireless Road, where Embark is an appointed sales agency), and EI8HTEEN SEVEN and ONE89 Wireless (both within One Bangkok). On the coast, since August 2026, Embark is an appointed sales agency for Banyan Group and for PROUD Real Estate, covering projects on Phuket, in Hua Hin and at Jomtien in Pattaya. An appointment is not a reason to recommend a building, and on everything else we track we are paid by nobody to put it in front of you. At Dusit Residences at Dusit Central Park (Dusit International and Central Pattana), one of our most active buildings, Embark advises on resale and rental with new-development sales now transferring. We also maintain working relationships with several of Bangkok’s established luxury developers.
Lumphini Park sits at the centre of Bangkok’s financial and embassy districts. The streets that wrap it hold the city’s most established luxury addresses: Wireless Road, Langsuan, Ratchadamri, Sarasin, Chidlom, Upper Sathorn. For buyers at the top of the market, this is where the serious search begins.
The refurbished Green Line connector now links Lumphini Park to Benjakitti Park, Bangkok’s second great central park, through a 10 to 15 minute walk along a pedestrian, pet, and bicycle-friendly greenway. This extends the corridor eastward into the Sukhumvit line, where a further concentration of branded residences has taken shape.
Beyond the park-axis corridor, we also represent branded residences of genuine standing on the Chao Phraya riverside. This is a distinct second geography of Bangkok luxury, where the central value proposition shifts from parkside to waterfront.

For every project we represent or recommend, we keep a written review covering developer track record, build quality verification (we have walked the units), lease and ownership structure, completion and handover timeline, and exit liquidity. We share these reviews with serious inquirers.
We present a short, considered selection rather than a long catalogue. Two to four properties is typical. Each viewing is unhurried, with full floor plan and orientation context. We surface the quiet things personal inspection reveals.
We coordinate with established Bangkok law firms for foreign-buyer pathway, ownership structure, and contract review. Embark does not provide legal or tax advice directly. We make the introductions and stay in the room while decisions are made.
We represent the buyer side of the transaction. Where the relationship with the developer is direct, we negotiate terms that go beyond headline price: completion guarantees, fit-out provisions, payment scheduling. The closing process is coordinated end to end.
The relationship continues through and after closing. Before keys change hands, we introduce buyers to trusted handover-inspection partners who walk the unit and document any defects the developer is contractually obliged to fix. After handover, we offer property management for clients who want it, introductions to interior designers and furnishing partners we have worked with, and rental positioning if the unit is held as an investment. This changes our incentives at the recommendation stage.
