A registered lease rather than ownership of the land. The term and the exact renewal wording decide what you actually hold.
These do not add up to a single term. Only the left block is a right registered today; what follows depends on the wording of the clause and on who stands behind it when the time comes.
Term. Leasehold, as the developer states it on every villa of its September 2026 list. A foreign national cannot hold Thai land outright, so the villa is held on a registered lease of the land.
Is renewal contractual or marketing? Not yet established. Until we have read the clause, treat any renewal you are offered verbally as a marketing statement rather than a contractual right, because that is the safer of the two assumptions and the difference is worth many years of ownership.
No developer document we hold states the lease term or its renewal. Agency listings repeat 30 + 30 + 30 years; the registered term is a property right, the renewals are contractual promises, so we read it as thirty years plus a promise, never as ninety, and ask for the lease wording in writing before a reservation.

Who it suits
A buyer who wants a large villa on real land, water and forest around it, with medical-grade wellness on the estate rather than a spa menu: Clinique La Prairie's first health resort in the region, and Trisara's beach for the sea. It suits a family that will live in the villa for months at a time more than a buyer who wants to be on the sand.
What it compromises
It is inland: the sea is a drive away, at Trisara. Every villa is leasehold, and the lease term is not in any document we hold. Most villas are off-plan, 14 to 18 months to build, and the clinic has not opened yet, so part of what you buy is a promise the developer has scheduled for November 2026.
What we would ask first
The lease term, the renewal wording and who grants it; the estate charge; what the Clinique La Prairie access includes and what it costs; the build contract and what protects the instalments; and, on a finished villa, the handover condition.

In practice that means we work from the developer’s own price list and unit schedule rather than from what has reached a portal. It does not change what we will tell you: an appointment is not a reason to recommend a building, and we will still say when this one does not suit the brief. We publish no yield or capital-growth figure for this project, and no island average. Where an operator publishes audited numbers for a specific building we quote them with their date; otherwise we say nothing, because a guaranteed return is usually a price concession wearing a yield’s clothing.
Tri Vananda is a wellness estate in the green centre of Phuket: 600 rai, about 237 acres, of forest and lakes at Thep Krasattri in Thalang, of which the developer says only 15 per cent will be built on. It is being developed by Montara Hospitality Group, the Pattamasaevi family's company that built Trisara, and its centre is a health resort operated by Clinique La Prairie, the Swiss longevity clinic, which the developer says opens in November 2026.
The homes are pool villas on large plots around the lakes, in two families. Nanda is modern, in curved glass and pale stone, from a 325-square-metre two-bedroom to a 779-square-metre four-bedroom; Vana is wooden and low, from 333 to 780 square metres. Every villa has its own pool, and most look over water or forest.
What an owner gets beyond the villa is the reason the estate exists. The developer lists access to the wet-area facilities at Clinique La Prairie, access to the pool and beach at Trisara, the sister resort on the coast, and on the estate itself a community house with JAMPA, a Michelin Green Star restaurant, a common pool, a Technogym studio, a kids' club, an organic farm and the lakes. Prices change on 1 November 2026, the developer says, so the September list is the one to act on now.
Montara Hospitality Group was set up by the Pattamasaevi family, the original developers and shareholders of Trisara, the villa resort on Phuket's north-west coast. Tri Vananda has been in the works since 2018; the architects are the Arsom Silp Institute of the Arts and Habita Architects, and the interiors are by P49 Deesign and AvroKO, per the developer.
Clinique La Prairie operates the health resort; it does not build or sell the villas, and the villas do not carry its name. The Swiss clinic was founded in 1931 on Lake Geneva, and the developer describes its programme at Tri Vananda in four pillars: medical, wellbeing, movement and nutrition. What owners get from it is written in the developer's owner privileges, which we send with the price list.
The finished four-bedroom show villa is the visit: the wooden Vana 4 on its lake, walked room by room, with the materials and finishes in your hands. Then the estate around it, the lakes, the community house, the common pool and the plots on the list, so you see the land your villa would stand on and the view it would have.
