Residences
Both structures exist in this project. Which one attaches to the specific unit changes what you own, so establish it early.
These do not add up to a single term. Only the left block is a right registered today; what follows depends on the wording of the clause and on who stands behind it when the time comes.

The registered 30-year term is a property right recorded against the title; the two renewal options are contractual promises whose worth depends on the drafting, so read 30+30+30 as thirty years plus a promise, never as ninety. On the freehold route, confirm in writing how much of the building's 49 per cent foreign quota is still unallocated for the specific unit. We read the actual papers with your counsel before either route is relied on.

Oceanus is the flagship of Banyan Group's Beach Residences series and sits on one of the last absolute beachfront parcels left on the island. Sixteen residences is a deliberately small number for a beachfront parcel of this size, and it is the clearest signal of what the building is for: it is not a volume condominium with a beach view, it is a short row of large homes on the sand.
The residences run from 416 to 768 square metres, all four-bedroom and penthouse formats. Ground-floor homes carry private pools; the penthouses carry pools on the roof. Owners sit inside Laguna Phuket, the estate Banyan Group has been building on this shore since 1994, which is what separates the Beach Residences from the newer Bang Tao stock around them: the golf course, the lagoon system, the beach clubs and the hotel services already exist and have been operating for three decades.
Completion is targeted for the fourth quarter of 2028, and the developer's own page describes construction as substantially progressed, with foundations, structure, roofing and plastering largely complete as of September 2026. As with any off-plan purchase on Phuket, the questions that decide the outcome are the developer covenant behind the deposit, the escrow or construction-progress protection, and the exact share of the foreign freehold quota still unallocated at the moment you reserve. We work through those before a viewing, not after.

The project entity is Phuket Grand Resort Limited, a Banyan Group company, and the group behind it is listed on the stock exchanges of both Thailand and Singapore. Banyan has been building this estate since 1994, which is the longest continuous development record on the island, and Oceanus sits on the estate's own beachfront row between the Dusit Thani and SAii Laguna Phuket, with the lagoon system directly behind, as the developer's own site plan lays it out.
That context is the most honest way to judge an off-plan promise here: the golf course, the hotels, the RAVA Beach Club and the clinic that surround this site are not a masterplan drawing, they have been operating for three decades and can be walked on the same visit as the sales gallery.

For context, 416 square metres is roughly three times the size of a large three-bedroom condominium in central Bangkok, so these are family houses in the air rather than apartments, and they are priced accordingly.

That top figure would make an Oceanus penthouse one of the most expensive condominium purchases ever offered on Phuket, which is consistent with what it is: 768 square metres of duplex on absolute beachfront with a private rooftop pool. The honest reading of each: on the freehold route, confirm in writing how much of the quota remains unallocated for your unit before you reserve; on the leasehold route, the registered 30 years is a property right and the two renewals are contractual promises, so never let 30+30+30 be quoted to you as ninety years. The developer states a common area fee of approximately THB 60 per square metre per month, which on a 416 square metre residence is roughly THB 25,000 a month, before the sinking fund contribution paid at transfer. Pets are not permitted, other than service and guide dogs, per the developer's own FAQ. One more line worth knowing before a viewing: the ground-floor gardens are exclusive-use areas rather than part of the title deed, so ask for the title breakdown of the specific unit, which is exactly the kind of question we put to the developer in writing.
The developer's own quotation of 8 April 2026 sets out a reservation deposit of THB 1 million, non-refundable, with the contract signed within thirty days, and then five instalments of 20 per cent: the first on contract, the rest at 25, 50, 75 and 100 per cent of construction. A second option splits it, half paid against construction progress and half financed over one, three or five years at the developer's stated rates. Two costs sit outside the price and are worth budgeting from the start: the common area fee and the sinking fund, each quoted at THB 100 per square metre, and the registration fee, 2 per cent of appraised value on the freehold route.
