A four-bedroom residence on the third floor of Building 2, one home to the floor: 317.44 square metres inside, with four bedrooms, four and a half bathrooms, a study, and a living and dining room over 13 metres wide opening to a full-width balcony on the sea. 415.94 square metres in all, including 16.5 square metres of car and buggy parking.

On the developer's term sheet of 28 April 2026 it is one of two homes still available, on a 30-year lease, at THB 191 million, with standard fixtures and equipment and loose furniture extra. Buildings 2 and 3 are leasehold; the freehold homes, in Buildings 1 and 4, were all reserved on that sheet.

Running costs, in the developer's figures: a common fee of about THB 60 per square metre a month and a sinking fund of THB 100 per square metre a year; which area the rate applies to is not stated, and we ask. Membership of The Sanctuary Club, a regular membership of Laguna Phuket Golf Club and ten years of the Banyan Tree Private Collection come with the home.

Banyan Group's term sheet names no view. Oceanus stands on the sand of Bang Tao Beach with the lagoon behind; the owners' lawn in front is for their exclusive use.
Ownership and costs

A registered lease rather than ownership of the land. The term and the exact renewal wording decide what you actually hold.

The price is ฿191M, on Banyan Group's term sheet, April 2026, with standard fixtures and equipment; loose furniture is extra. Two ways to pay, on the term sheet: 20 per cent at contract and 20 per cent at each of four construction stages; or 20 per cent at contract, 10 per cent at three stages and half after completion over one, three or five years, quarterly, with interest on the balance at the developer's rates, which we send with the sheet. The reservation fee for a home of THB 100 million or more is THB 1 million, lost if the agreements are not signed within 30 days of the date the developer sets.

On the lease, the developer lists a registration fee of 1.1 per cent of the rent, and renewals at the lessee's cost. Running costs, in the developer's figures: a common fee of about THB 60 per square metre a month and a sinking fund of THB 100 per square metre a year; which area the rate applies to is not stated, and we ask.

The structure is under a five-year warranty and other parts two years, in the developer's own terms. No sale agreement or lease is in the developer's pack yet; have both read by independent Thai counsel before you sign.

Every figure is the developer's own, from its term sheet of 28 April 2026, the latest in its pack, and its floor plans. The sheet is six months old: we confirm the current one before any reservation.General information, not legal or tax advice. Any lease or sale agreement should be read by independent Thai counsel before signing.

Common questions

Can a foreigner buy this home?

On a lease. The developer's term sheet offers this home on a lease registered for 30 years, which it calls renewable; the freehold homes, in Buildings 1 and 4, were all reserved on its sheet of April 2026. No sample lease is in the pack; we ask for it before you reserve. General information, not legal advice.

Is it on the beach?

Yes. On the developer's site plan no road lies between the buildings and the sand, only a lawn for the owners' exclusive use. The beach itself is public, as every beach in Thailand is.

When will it be finished?

The developer's target is the fourth quarter of 2028. Its own page of September 2026 describes the structure, roofing and plastering as largely complete; no photograph of the works is in the developer's pack.
