What is the payment plan at Banyan Tree Beach Residences Oceanus?
The developer's own quotation of 8 April 2026 sets out a non‑refundable reservation deposit of THB 1 million, the contract signed within thirty days, and then five instalments of 20 per cent: the first on contract, the rest at 25, 50, 75 and 100 per cent of construction.

A second option sits on the same quotation. Half the price is paid against construction progress — twenty per cent on contract, then ten per cent at each of 25, 50 and 75 per cent — and the developer finances the other half over one, three or five years, in four, twelve or twenty quarterly instalments, at three, five and seven per cent. The final half falls due at completion on the first plan; on this one it is what the financing covers. Ask the developer to set out in writing what the rates come to on the unit you are considering, and set that beside what your own bank would charge.

Two costs sit outside the price and are worth budgeting from the start. The common area fee and the sinking fund are each quoted at THB 100 per square metre, and the registration fee is 2 per cent of appraised value on the freehold route.
Payment schedules and launch promotions change, and the terms attached to one unit are not always the terms attached to the next. As one of Banyan Group's appointed sales agencies, Embark Estate confirms the current terms for a specific unit with the developer in writing before anything is signed.
