PROUD's launch release (21 October 2025) states a target of 80 per cent foreign buyers. A Thai condominium's freehold foreign quota is 49 per cent of the sellable area, so how the balance would be held, leasehold or another structure, is exactly what we are confirming with PROUD before advising. Condominium product on Phuket can ordinarily be held freehold by foreign buyers within the 49 per cent foreign quota of a building's sellable area, and that quota is finite: establish what share of it remains unallocated, and whether any of it is being held back for specific units, before reserving.

A target is a target, not a commitment, and this page says so wherever the developer's wording does. Where we hold a document that is not public, the entry says that rather than linking to nothing. Anything not listed here is something the developer has not published, and we will not fill the gap with a portal's number.

The project

What The Residences at InterContinental Phuket Resort actually is.

Announced on 12 January 2026, this is the second collaboration between IHG and the Bangkok-listed developer PROUD Real Estate, following InterContinental Residences Hua Hin, which sold out. A repeat partnership after a sold-out first project is a more meaningful credential than a launch event, because both parties have already seen how the other performs.

One hundred and eleven residences, running from one-bedroom homes of 59 square metres to five-bedroom penthouses of 425 square metres, in a development valued at THB 2.5 billion. The residences adjoin the InterContinental Phuket Resort, which holds Two Michelin Keys, the only hotel on the island to do so as of August 2026. For owners the practical meaning is service adjacency: hotel operations next door rather than a management contract in the abstract.

The range is wide, and that matters for this register. At 59 square metres the one-bedroom homes sit below the THB 20 million floor we use here; the larger residences and the penthouses clear it comfortably. Whether this project is relevant to you depends entirely on which end of the building you are shown.

PROUD is listed in Bangkok, which is unusual in this register and useful: a listed developer publishes accounts, and a buyer weighing an off-plan deposit can read them.

Who it suits

A buyer who wants a global hotel brand, generous layouts across a wide range from about 59 to 425 square metres, and an operating resort next door, from a Bangkok-listed developer whose accounts can actually be read before a deposit is paid.

What it compromises

The residential buildings are inland and on the hillside, roughly 360 metres from Kamala Beach, so this is a resort-connected address rather than a beachfront one. Overall progress stood at 13 per cent on 28 August 2026, on PROUD's own progress page, with piling finished, structure at 10 per cent and everything after it not started, against a Q4 2027 target, which is a gap worth watching. The smallest units sit well below this register's level.

What we would ask first

The price and foreign-quota schedule per unit, the operative sale and purchase agreement, the brand and management documents, and above all the hotel-access arrangement: what is contractual, what is discretionary, and what carries a separate charge. Proximity to a hotel does not by itself grant a resident anything.

The building runs from one-bedroom homes of 59 square metres up to five-bedroom penthouses of 425 square metres, so it spans a very wide range of tickets, and the smallest units sit below the THB 20 million floor this register uses. That is not a criticism of the project. It means you should establish which part of the building a sales conversation is actually about before drawing conclusions about price.

What is the significance of the Two Michelin Keys?

The InterContinental Phuket Resort, which these residences adjoin, holds Two Michelin Keys and was the only hotel on the island to do so as of August 2026. Michelin Keys rate hotels the way Michelin Stars rate restaurants, so it is an independent verification of the operation next door rather than a claim made by the developer. For a branded residence, the quality of the adjacent hotel operation is a substantial part of what is being bought.

Who is PROUD Real Estate?

A Bangkok-listed developer, and the same partner IHG worked with on InterContinental Residences Hua Hin, which sold out. Two things follow. First, this is a repeat collaboration rather than a first attempt, so both parties have already tested the arrangement. Second, because PROUD is listed, its accounts are public, which means a buyer weighing an off-plan deposit can examine the developer's balance sheet rather than take a covenant on trust. That is not true of most developers currently selling on this island.
