MGallery Residences is a new condominium inside MontAzure, the 454-rai estate at the north end of Kamala Bay that also holds the InterContinental Phuket Resort and Twinpalms Residences. It has 227 homes, studios and one-bedrooms only, in 24 low buildings of two to six storeys set around a chain of lakes on about 21 rai of land, with the forest behind. Accor runs it under MGallery, its brand for hotels with their own character.
Where it stands. The developer's photographs sent to us on 21 September 2026 show every building finished, the roads paved, sample homes furnished down to the rugs and lamps, and the clubhouse pool filled, with the clubhouse itself in its final fit-out; the lakes were not yet filled. The sales team expects move-in by the end of 2026. The pictures on this page say which are photographs and which are the developer's renders.
The homes. Studios of 47 square metres on the upper floors and 54 on the ground floor, and one-bedrooms of 56 to 73 square metres, each with a bathroom with a freestanding bathtub and a separate shower. Ground-floor homes have a deep terrace with a jet tub. Homes in the rental programme come with a furniture and hospitality package included in the price.
What is on offer now. The sales team's special prices for September 2026 are three studios of 47 square metres at THB 8.59 million and two one-bedrooms of 60 square metres at THB 11.45 million, each with its own page here. On the rest of the list the developer offers an extra 5 per cent plus 5 per cent discount before a price rise on 1 December 2026, and a free five-year Thai Elite visa. Accor's rental programme is the other thing to read before buying: per the developer's FAQ, only certain one-bedrooms may stay out of it, and an owner who joins at purchase stays in for 15 years, with 45 days a year for their own use. We publish no rental return or yield for it.
Where this sits against the register’s floor. Every home here sits below the THB 20 million floor our island register uses, so the project is not in that table. It has a page because we sell it and buyers ask about it.
The developer is Kamala Beach Resort & Hotel Management Co., Ltd., the company behind the MontAzure estate, with partners from Narai Group (Thailand), Arch Capital (Hong Kong) and Philean Capital (Singapore). It already built Twinpalms Residences, finished in 2019, and the InterContinental Phuket Resort on the same estate.
Accor runs the residences and the rental programme under MGallery. The name is used under a licence from AAPC (Thailand), part of Accor; Accor's own notice says the licence can end, and that the developer alone is responsible for the project and its sales. The developer's documents describe an Accor owner-benefit programme; its terms differ between documents, so we confirm them in writing.

On a freehold purchase the buyer pays 1 per cent of the Land Department's value and the developer the other transfer costs.
It is inland inside the MontAzure estate, at the north end of Kamala Bay, and the developer runs a shuttle to the MontAzure beachfront, its beach clubs and shops. The developer gives Surin Beach as 5 minutes away and gives no distance to Kamala Beach itself.
The developer's sales team offers a free five-year Thai Elite visa with homes bought from the price list, not with the special-price homes, per its message of September 2026. The visa's tier and terms are not stated, so we get them in writing before you rely on them.

The one market figure we quote is Knight Frank Thailand’s: typical Phuket condominium yields of 5 to 8 per cent a year and villas of 10 to 15 per cent (2024 year-end, before costs); a single building can do better or worse. Where an operator publishes audited numbers for a specific building we quote them with their date, because a guaranteed return is usually a price concession wearing a yield’s clothing.
