Confirming

We are confirming the structure with the developer before stating it. We would rather show you the gap than fill it with a guess.

What to establish before committing

Tenure is confirmed per unit on a completed building rather than per project, because ownership at resale depends on how the specific unit was originally sold and what has happened to it since. Establish the title document, the ownership structure, whether the unit sits inside or outside the 49 per cent foreign freehold quota, and any outstanding charges, before agreeing a price.

General information, not legal or tax advice. Any lease should be read by independent Thai counsel before signing.

Prices, availability, construction progress and ownership wording all move; we refresh them before any reservation and would rather show you the date than let a stale fact look current.

The project

What Twinpalms Residences MontAzure actually is.

Seventy-three units by the developer's current count, completed in July 2019, on the Kamala beachfront inside MontAzure. Twinpalms Residences is the clearest example on this island of the category most agencies ignore: completed branded stock with no developer commission attached, which means nobody is paid to bring it to you.

That is exactly why it is worth attention. A building finished in 2019 has been through the transition that decides whether a branded residence holds its value, which is the handover from the developer's marketing standard to the operator's running standard. You can walk the common areas, meet the management, read the accounts and see the maintenance for yourself. On off-plan product none of that is possible, because none of it exists yet.

MontAzure itself is a 454-rai masterplan running from the hillside down to Kamala beach, so the residences sit inside an estate rather than on an isolated plot. Resale stock trades between private owners and through local agencies rather than through a single sales office, which makes the search harder and the pricing less uniform than off-plan.

This is the lane closest to our Bangkok practice, where most of our work is resale and rental in completed buildings rather than off-plan inventory.

The Embark view

What we think, including what we would question.

Who it suits

A buyer who wants genuine absolute beachfront on Kamala and is willing to buy a completed home rather than a launch. Seven years of operating history means the building can be judged on what it is rather than what it promises.Read more

What it compromises

It is resale only, so there is no price list, no uniform availability and no developer to chase. Every unit differs in condition, title position, rental arrangement and how the owner has used it, and the search takes patience rather than a browse.Read more

What we would ask first

The title and whether the specific unit sits inside the 49 per cent foreign freehold quota, the juristic person's accounts and sinking-fund position, the rental contract and owner-use terms attaching to that unit, and a defects inspection. On a 2019 building the accounts tell you more than the show apartment does.Read more

This is Embark’s opinion, not a sourced fact, and it is labelled that way deliberately.

Common questions

Twinpalms Residences MontAzure, answered plainly.

Why does completed resale stock get ignored on Phuket?

Because there is no developer commission in it. An off-plan project pays an agency to bring buyers; a private owner reselling a 2019 apartment usually does not, or pays considerably less. The result is that the island's marketing energy points almost entirely at what has not been built yet, and completed buildings with seven years of operating history go comparatively unexamined. That asymmetry is a buyer's advantage, not a warning.

What can you learn from a building completed in 2019 that you cannot learn off-plan?

Everything that decides whether a branded residence holds its value. You can inspect the actual build quality rather than a specification sheet, see how the common areas have worn, meet the management company, read the maintenance accounts, ask existing owners what the service charge has done since handover, and find out whether the brand standard survived the developer's departure. None of this exists on an off-plan purchase, where you are buying a covenant and a drawing.

How do you buy at Twinpalms Residences MontAzure?

Unit by unit, from private owners, rather than from a sales office. There is no single price list and no central inventory, so availability is uneven and pricing is less uniform than on a developer project. Establish the title document, the ownership structure, whether the unit sits inside the 49 per cent foreign freehold quota, the remaining condition of the building's sinking fund and any outstanding charges before agreeing a price. Where we stand

Embark Estate advises buyers on this project as part of our coverage of the Thai coastal market. We hold no appointed standing here and claim none.

We are buyer-side on this one: we compare projects, examine the ownership structure and the quota position, and say when a building does not suit the brief. Where we ARE appointed, the page says so. Our Bangkok appointments are stated on the Bangkok branded-residences register.

We publish no yield or capital-growth figure for this project. The one market figure we quote is Knight Frank Thailand’s: typical Phuket condominium yields of 5 to 8 per cent a year and villas of 10 to 15 per cent (2024 year-end, before costs); a single building can do better or worse. Where an operator publishes audited numbers for a specific building we quote them with their date, because a guaranteed return is usually a price concession wearing a yield’s clothing.
