Confirming

We are confirming the structure with the developer before stating it. We would rather show you the gap than fill it with a guess.

What to establish before committing

Being confirmed with the developer before we state it. Condominium product in Thailand can ordinarily be held freehold by foreign buyers within the 49 per cent foreign quota of a building's sellable area; establish the position for the specific unit rather than the building.

General information, not legal or tax advice. Any lease should be read by independent Thai counsel before signing.

Prices, availability, construction progress and ownership wording all move; we refresh them before any reservation and would rather show you the date than let a stale fact look current.

Where we stand

Embark Estate advises buyers on this project as part of our coverage of the Thai coastal market. We hold no appointed standing here and claim none.

What that means in practice

We are buyer-side on this one: we compare projects, examine the ownership structure and the quota position, and say when a building does not suit the brief. Where we ARE appointed, the page says so. Our Bangkok appointments are stated on the Bangkok branded-residences register.

We publish no yield or capital-growth figure for this project, and no island average. Where an operator publishes audited numbers for a specific building we quote them with their date; otherwise we say nothing, because a guaranteed return is usually a price concession wearing a yield’s clothing.

Ask about this one

We list this project so the register is complete, not because we have taken it far enough to have a view on it. Leave your name and we will tell you what we actually know, what we would need to confirm, and honestly whether it is worth your time.

A person replies within four hours in working hours. We hold no sales mandate here, so the answer is sometimes that it is the wrong building.

The project

What MGallery Residences MontAzure Lakeside actually is.

Two hundred and thirty-six homes in low-rise buildings set around a lake, inside the MontAzure estate that also carries the completed Twinpalms Residences on the Kamala beachfront. Accor manages it under MGallery, the group's brand for hotels with an individual character, and runs a rental programme for owners.

This is the accessible end of the Kamala market, and we say so plainly: it sits below the THB 20 million floor our island register uses, which is why it does not appear in that table. It is on this site because it is a real project on a shore we cover, buyers ask about it, and a register that quietly omits things is less useful than one that explains its own edges.

The status needs care. Embark previously described this building as completed in 2025. That was wrong: MontAzure's own progress reporting showed architectural work at 98 per cent and common facilities at 97 per cent in July 2026, which is near completion rather than complete. We corrected it on 24 August 2026 and will describe it as complete when the developer confirms condominium registration, handover and opening.

Where this sits against the register’s floor. This project sits below the THB 20 million floor our island register uses, so it is deliberately absent from that table. It has a page because it is real and buyers ask about it.

What else to weigh

Before deciding, look at these too.

A shortlist of one is not a shortlist. These are the closest genuine alternatives to MGallery Residences MontAzure Lakeside on our register, set beside it on the six things that decide one.

A marked cell matches this project. It is a marker of sameness, not a score: a different shore is often the reason to go and look.

Common questions

MGallery Residences MontAzure Lakeside, answered plainly.

Is MGallery Residences MontAzure Lakeside finished?

Not confirmed as finished, and we corrected our own description of this on 24 August 2026. We had previously called it completed in 2025. MontAzure's own construction progress reporting showed architectural work at 98 per cent and common facilities at 97 per cent in July 2026, which is near completion rather than complete. We will describe it as completed once the developer confirms condominium registration, handover and operational opening, and not before.

Why is this project not in the Phuket branded-residence register?

Because the register has a THB 20 million floor and this building sits below it. That is a statement about which market it serves rather than a criticism of the project. We publish the page anyway, because MGallery Residences is real, it is on a shore we cover in depth, and buyers ask about it. A register that silently omits things is less useful than one that says where its own edges are and why.

What does the Accor and MGallery arrangement give an owner?

MGallery is Accor's brand for hotels with an individual character rather than a standardised format, and Accor manages the residences and runs a rental programme for owners. The practical value sits in professional management and Accor's distribution, which matters most if the home will be let out. The questions to establish are what the management agreement obliges, what percentage is deducted before an owner is paid, and what happens to the arrangement if the brand licence changes.

Facts on this page are current as of September 2026 and are drawn from Embark’s own market briefing and the developer’s published materials. Where a fact reads as being confirmed, we are verifying it with the developer before stating it.
