Kamala Bay, below the Millionaire’s Mile cliff.

Kamala sits between Patong to the south and the Bang Tao shore to the north, and it trades on a single distinction: the cliff. The road that climbs above the southern headland, long nicknamed Millionaire’s Mile, carries the largest private villa estates on the island, set back behind gates with the Andaman opening below them.

What a buyer purchases on this shore is privacy and outlook, not density. Where the Bang Tao shore offers a dozen projects to compare, Kamala offers a short, prime list: a villa estate at the top of the market, a managed condominium estate a little inland, and the InterContinental resort anchoring the beach. The list is short by design.

That prime character sets the entry ticket high, which we set out plainly below. The buyer who wants a broader field of comparable assets, or a lower point of entry at villa scale, is usually better served on Bang Tao or Layan.

The tenure reality

The one estate that shows both structures at once.

Kamala is where Phuket’s ownership question is easiest to see, because Kamala Residences answers it inside a single gate. Per the developer’s brochure, eight of its thirteen villas are offered freehold and five leasehold, at matching specifications. The same house, two structures, two prices.

That is the comparison most buyers never get to make cleanly. It is why we point villa buyers here first, whatever they end up purchasing: once you have seen freehold and leasehold priced side by side, every other estate on the coast reads more clearly.

At condominium scale the structure is the familiar one. A foreign buyer can hold a Thai condominium freehold within the 49 percent foreign quota; whether MontAzure’s homes are sold on that basis is a fact we are confirming with the developer before we quote it.

A lease is a lease, and renewal language is a contractual promise, not a legal guarantee. We put that sentence in writing before anyone falls in love with a cliff. The full argument sits in the what-to-buy section of our Phuket guide.

Who it suits

The case for the cliff, and the case against.

Kamala suits the buyer at the top of the villa market who wants privacy, a large house, and an outlook over the Andaman, with Patong’s restaurants and the airport both reachable but neither on the doorstep. Through MontAzure it also suits the buyer who wants the same shore at condominium scale, with a managed rental programme doing the work between visits.

It is a shore for people who value a short, prime list over a broad one, and who read the cliff’s quiet as the point rather than the drawback.

Against it, honestly: the villa entry point is the highest on the island, so the field of buyers, and of comparable resales, is narrow. Cliffside living means steep drives and a car for everything, and Kamala Beach itself fills in high season, beach clubs included.

The geography is west-coast Phuket: reckon on roughly 40 minutes to the airport and a similar run across the island to Phuket Town. A buyer who expects to walk to dinner is buying the wrong shore, and probably the wrong island.

What is Millionaire's Mile in Kamala?

Millionaire's Mile is the cliff road that climbs above the southern end of Kamala Beach on Phuket's west coast. It carries the island's highest concentration of large private villa estates, with sea views over the Andaman and, at Kamala Residences, houses of 920 to 2,200 square metres.

Which branded residences are on the Kamala shore?

Two are on the market: Kamala Residences, a 13-villa estate on Millionaire's Mile developed with Raimon Land, and MGallery Residences at MontAzure Lakeside, a 236-home condominium managed by Accor under its MGallery flag. The developer's own progress reporting showed architectural work at 98 per cent and common facilities at 97 per cent in July 2026, so we describe it as near completion with handover confirmation pending rather than as completed. The InterContinental Phuket Resort also anchors the shore; a residences project there is in preparation, and Embark will cover it once the developer's facts are confirmed.

Can foreigners own freehold property on Kamala?

At condominium scale a foreign buyer can hold a Thai condominium freehold within the 49 percent foreign quota. At villa scale the usual structure is a lease or a Thai-company holding. Kamala Residences is the clearest worked example on the island: within one estate, eight villas are offered freehold and five leasehold at matching specifications, per the developer's brochure.

Is there a condominium entry to the Kamala shore?

Yes. MGallery Residences at MontAzure Lakeside offers 236 homes in low-rise buildings around a lake within the 454-rai MontAzure estate, about 300 metres from Kamala Beach, with an Accor-managed rental programme. The developer's own July 2026 progress reporting showed architecture at 98 per cent and common facilities at 97 per cent, so it is near completion with handover confirmation pending rather than complete. Embark is confirming the tenure structure with the developer before quoting it.

Does Embark Estate hold sales mandates on Kamala?

On one of them. Embark Estate is an appointed sales agency for PROUD Real Estate at The Residences at InterContinental Phuket Resort on this shore. On Kamala Residences, MGallery Residences MontAzure Lakeside, Twinpalms MontAzure and Andara, Embark holds no appointment and each page says so. Either way we compare the estates, examine tenure, and say plainly when the right answer is a different shore.
