A two-bedroom home in a branded residence, sold fully furnished: a full-width living and dining room with the kitchen along the back wall, two bedrooms, two bathrooms and a balcony off the living space. The two-bedroom plans run from 100.16 to 111.35 square metres, every one of them with the paradise view over the resort grounds towards the bay.

On the September 2026 list the two-bedroom homes ran from THB 25.7 million for 100 square metres to THB 31.3 million for 111 square metres on the sixth floor; across the two-bedroom leasehold homes the list works out at THB 230,638 to 292,532 per square metre, the 117.5-square-metre plus plan being the lowest. All of them are sold on a registered lease of up to 30 years, stated by the developer as renewable; the freehold quota in this building is kept for the pool residences and the larger homes.

Every home carries the developer’s furnished specification: Küppersbusch kitchen, jade marble island, American Standard and Grohe bathrooms with the AquaSymphony shower, SPC wood-pattern floors and concealed VRV cooling. The two-bedroom show layout of 100 square metres is the one PROUD renders, and the pictures here are of it.

“Paradise view” is the developer’s name for the outlook towards the resort grounds and the bay; “mountain view” faces the Kamala hillside behind the buildings.

The list price is ฿25.9M, ฿256,995 per sqm, on PROUD’s price list, September 2026. It is sold on a lease registered at the Land Office for up to 30 years, the maximum term Thai law currently permits, which the developer states is renewable. A registered lease is a real, transferable interest, but a renewal option is a contractual promise from the landowner rather than a right that can be registered in advance, so its worth depends on the wording and on who gives it. We read the lease for unit A209 before advising, and we read it beside the developer’s disclosure that the InterContinental licence runs to October 2037 unless extended.

Running costs are the developer’s stated common fee of THB 120 per square metre a month and a one-off sinking fund of THB 800 per square metre. Lease registration fees follow the Land Office’s schedule. Resort services are on request and at a charge, and the brochure states that their availability may change.

Why leasehold at all: PROUD’s launch release set a target of 80 per cent foreign buyers against a 49 per cent freehold quota, so the one- and two-bedroom homes are offered on leasehold and the quota is kept for the larger homes. If freehold title matters more than the ticket, the pool residences, the three-bedroom, the junior penthouse and the penthouse are the five homes on the list that carry it.

The building and the resort

One of 111 homes, with an operating resort next door.

The Residences at InterContinental Phuket Resort is a development of 111 fully furnished homes in two seven-storey buildings on the Kamala hillside, about 360 metres inland from Kamala Beach, by PROUD Real Estate with IHG, announced on 12 January 2026 and targeted by the developer for the fourth quarter of 2027. In September 2026 the developer reported it over half sold, with the environmental impact assessment and the construction permit approved.

The resort next door is the operating InterContinental Phuket Resort: 221 keys, five pools, Sati Spa, Jaras in the Michelin Guide, and Two Michelin Keys, the only hotel on the island holding them as of August 2026. Owners have direct access to the resort’s beachfront and beach pool, hotel-managed services on request and at a charge, a 20 per cent discount at the spa, the kids’ club and the wellness programme, and IHG One Rewards Diamond Elite status for a limited period. The Club InterContinental lounge and the mountainside pool are not included, and the developer’s brochure says so.

Why is unit A209 leasehold rather than freehold?

Because of arithmetic the developer has been open about. PROUD’s launch release set a target of 80 per cent foreign buyers, and Thai condominium law allows foreign freehold ownership of only 49 per cent of a building’s sellable area. So the one- and two-bedroom homes are offered on a registered lease and the freehold quota is kept for the five larger homes. A registered lease is a real, transferable interest that a foreign buyer can hold without a Thai company or nominee, and it is the honest structure for the majority of this building.

How long is the lease, and is it really renewable?

It does not include lease registration fees, the one-off sinking fund of THB 800 per square metre, the common fee of THB 120 per square metre a month, or resort services, which are on request and at a charge. When is the home ready?

The developer’s target is the fourth quarter of 2027, stated in PROUD’s launch release of 21 October 2025; the brochure’s legal text says the third quarter. On 28 August 2026 PROUD’s own progress page put the project at 13 per cent complete overall, with piling finished and the structure at 10 per cent. We quote the later date and watch the gap, and we ask what protects your instalments if the schedule moves.
