A registered lease rather than ownership of the land. The term and the exact renewal wording decide what you actually hold.
These do not add up to a single term. Only the left block is a right registered today; what follows depends on the wording of the clause and on who stands behind it when the time comes.
Term. Priced as a lease, per the developer's overview, which calls it "long-term lease for 120 years"; its quotations are marked leasehold. Freehold is available on request before completion for an additional 10 per cent.
Is renewal contractual or marketing? Established as a contractual right in the documentation we have read.
A lease in Thailand registers for at most 30 years at a time. Anything beyond the first 30 years is a promise in the contract, not a registered right, so the exact renewal wording is the thing to read. The freehold option depends on the building's 49 per cent foreign quota, counted by floor area; we ask the developer in writing for the home you want. Park Residences is the second phase of Gardens of Eden, the Amal Group estate on Bang Tao on the west coast of Phuket, where about 70 per cent of the land is kept as parks, lakes and gardens. It has 455 homes in six seven-storey buildings named after trees and flowers (Pine, Birch, Hibiscus, Frangipani, Rosewood and Mandarin), set around a lagoon pool with a sandy edge and the estate's wellness centre.
The beach is 250 to 600 metres away depending on the building, reached by a path and a footbridge through the estate. The land between the estate and the sand is protected green space.
Where it stands. Construction began in autumn 2024 and the developer targets the fourth quarter of 2027. Its film of August 2026 shows all six frames rising together, building H nearly topped out and M at its third floor. The photographs of the site on this page are stills from that film; everything else is the developer's renders.
The homes. One-bedrooms of 49 to 64 square metres, two-bedrooms of 79 to 112, three-bedrooms of 122 to 161, a four-bedroom of 223, and double-height penthouses of 133 and 200 square metres in Birch, Pine and Frangipani. Every bedroom has its own balcony.
Prices and ownership. The developer's catalogue of June 2026 prices one-bedrooms from THB 13.9 million and three-bedrooms from THB 26.7 million, on a long lease; freehold is offered before completion for 10 per cent more. Where this sits against the register’s floor. The one-bedrooms here sit below the THB 20 million floor our island register uses; every two-bedroom and larger home clears it. It has a page because we sell it and buyers ask about it.
The developer is Amal Development Co., Ltd., the Thai company of Amal Group, with project capital from DPD Invest, per its company profile. Its chief executive, Roman Gorin, ran property rental at Laguna Phuket for five years.
The landscape and architecture are by Tierra Design; the interiors by Wonder by White Jacket. The estate's wellness centre, with its thermal complex, medical centre and fitness club, sits among the Park Residences buildings.

Per the developer's quotations of September 2026: a deposit of THB 200,000 to 300,000, then 35 per cent on contract, 20 per cent by 30 September 2026, 20 per cent by 31 December 2026, 15 per cent by 31 August 2027 and 10 per cent on completion. Plans that spread 40 per cent over one to three years after completion are offered at a higher price; we send that schedule in writing.
The developer describes a rental pool run by an operator, with 70 per cent of the income to owners and 30 per cent to the operator, payouts twice a year, 30 days a year of personal use and six months' notice to leave; or renting your own home individually. The developer's projections of returns are not published here, and we publish none.

We publish no yield or capital-growth figure for this project. The one market figure we quote is Knight Frank Thailand’s: typical Phuket condominium yields of 5 to 8 per cent a year and villas of 10 to 15 per cent (2024 year-end, before costs); a single building can do better or worse. Where an operator publishes audited numbers for a specific building we quote them with their date, because a guaranteed return is usually a price concession wearing a yield’s clothing.
