A registered lease rather than ownership of the land. The term and the exact renewal wording decide what you actually hold.
These do not add up to a single term. Only the left block is a right registered today; what follows depends on the wording of the clause and on who stands behind it when the time comes.
Term. Priced as a lease, per the developer's overview, which calls it "long-term lease for 120 years"; freehold is available on request before completion for an additional 10 per cent.
Is renewal contractual or marketing? Established as a contractual right in the documentation we have read.
A lease in Thailand registers for at most 30 years at a time. Anything beyond the first 30 years is a promise in the contract, not a registered right, so the exact renewal wording is the thing to read. The freehold option depends on the building's 49 per cent foreign quota, counted by floor area, and on the price it is added to; we ask the developer in writing for the home you want. Gardens of Eden is a new estate of about 73 rai on Bang Tao, on the west coast of Phuket, by Amal Group. The developer keeps about 70 per cent of the land open, as parks, lakes and gardens, with the roads underground and around the edge. It is being built in three phases, and Eden Residences is the first and the one nearest the sea: 127 homes in five four-storey buildings about 50 metres from the beach, beside the two buildings of ETRO Residences.
The site note matters. Roughly 100 to 150 metres of protected green land lies between the estate's entrance and the sand, and nothing can be built on it. The outlook is protected; the estate is not on the sand.
Where it stands. Construction began in May 2024 and the developer targets the end of 2026. Its film of August 2026, the source of the moving pictures and the dated photographs on this page, shows the upper floors of buildings C to G being finished and the first homes at white box. We ask for the handover date of the home you want in writing.
The homes. One-bedrooms of 72 to 75 square metres, two-bedrooms of 105 to 158, three-bedrooms of 179 to 229, three-bedroom duplexes with their own pool, and penthouses of two and four bedrooms with a roof terrace and a 12 by 3.5 metre pool on the roof. Homes are handed over with floors, lighting, air conditioning, bathrooms, a kitchen and wardrobes; loose furniture is a package from THB 700,000.
Prices and ownership. The developer's catalogue prices one-bedrooms from THB 24 million, three-bedrooms from THB 71.6 million and the four-bedroom penthouse from THB 120 million. Its prices are for a long lease; freehold is offered before completion for 10 per cent more. We send the current list, and read the lease with you.
The developer is Amal Development Co., Ltd., the Thai company of Amal Group, with project capital from DPD Invest, per its company profile. Its chief executive, Roman Gorin, ran property rental at Laguna Phuket for five years. The group puts its investment in Gardens of Eden at USD 315 million.
The landscape and architecture are by Tierra Design, the practice of Martin Palleros; the interiors by Wonder by White Jacket. The developer's sales team says a collaboration with Minor Hotels (Anantara, Avani) is planned for the estate's hotel and wellness centre; we have not seen an agreement, and say so until we do.

Close to it, not on it. The developer puts Eden Residences about 50 metres from Bang Tao Beach, and roughly 100 to 150 metres of protected green land lies between the estate entrance and the sand, where nothing can be built. The outlook is protected; there is no private beachfront.
Per the developer: a wellness centre with a thermal complex, a medical centre and a fitness club; six pools, one of them a large lagoon pool with a sandy edge; two clubhouses and two kids' clubs; ten restaurants and bars planned; a hotel of 100 rooms; a business centre; and underground parking, so the estate is free of cars.
The developer describes a rental pool run by an operator, with 70 per cent of the income to owners and 30 per cent to the operator, payouts twice a year, 30 days a year of personal use and six months' notice to leave; or renting your own home individually. The developer's projections of returns are not published here, and we publish none.

We publish no yield or capital-growth figure for this project. The one market figure we quote is Knight Frank Thailand’s: typical Phuket condominium yields of 5 to 8 per cent a year and villas of 10 to 15 per cent (2024 year-end, before costs); a single building can do better or worse. Where an operator publishes audited numbers for a specific building we quote them with their date, because a guaranteed return is usually a price concession wearing a yield’s clothing.
