Gardens of Eden Resort Phuket, Minor Reserve Collection is a 310-key resort planned inside the Gardens of Eden estate on Bang Tao, signed on 30 October 2026 between Minor Hotels and the developer, Amal Group of Companies, and scheduled to open in 2031 as the first Minor Reserve Collection property in Asia.

Until this announcement our Gardens of Eden pages said the developer’s sales team was planning to work with Minor, and that we had seen no agreement. There is one now, announced by Minor itself. This piece explains who Minor is, what was signed, and what it does and does not change for a buyer of a home on the estate.
Who Minor Hotels is
Minor Hotels is the hotel arm of Minor International, the Bangkok-listed group behind Anantara and Avani. It counts more than 640 hotels, resorts and branded residences open or committed in 67 countries. “Thailand is home for Minor Hotels,” as its development chief, Omar Romero, put it in the release.
It is already ten minutes up the coast road. On Layan Bay, the next bay north of Bang Tao, Minor runs the Anantara Layan Phuket Resort and the estates around it, three of which have pages on this site:
- Layan Residences by Anantara, the older, operating villa estate.
- Avadina Hills by Anantara, the larger hillside villas.
- Kiara Reserve Residences, managed by Minor Hotels without the Anantara name.
What “Minor Reserve Collection” means
A collection, in hotel language, is a label for hotels that keep their own name and character while a large group runs them and sells their rooms. That is why the resort is called Gardens of Eden Resort Phuket first, and Minor Reserve Collection second. Minor introduced the label in July 2025 for its high-end independent hotels.
Hotel Palace Portorož
Slovenia, relaunching early 2027.
Dukes London
Reopening in the second quarter of 2027.
Aventora Resort Baía Formosa
Brazil, scheduled to open in 2028.
Gardens of Eden Resort Phuket
Bang Tao, scheduled for 2031. The first in Asia.
One honest point for a buyer: on Minor’s own dates, none of these opens under the new label before 2027. The brand is new. What stands behind it is Minor’s forty years of running hotels, not a record of this label in particular.

What was signed, and what is separate
- Signed: a hotel management agreement. Minor will run the resort: a 100-room hotel, 210 residences of one to three bedrooms “operated as part of the resort inventory”, a wellness centre of more than 5,000 square metres, an all-day restaurant, two speciality restaurants, an organic café and a lobby lounge.
- Separate: Minor names Gardens of Eden Residences (the Eden, Park and Lake collections) and ETRO Residences as other parts of the estate. Those homes are not Minor residences and do not carry its name.
- Not yet in writing: what an owner of a Gardens of Eden home may use at the resort and on what terms; whether the estate’s rental programme will be run by Minor; and whether any of the resort’s 210 residences are offered for sale. These are the first three questions we put to the developer, and we send you the answers in writing.
The homes come first, the hotel follows
The order matters for anyone buying now. On the developer’s own targets, every collection of homes is handed over before the resort opens. Until then the estate’s own pools, clubhouses and restaurants serve the residents.
End 2026
Eden Residences
127 homes, 50 m from the beach. Developer’s target.
Q4 2027
Park Residences
455 homes in six buildings. Developer’s target.
Q2 2029
Lake Residences
698 homes; piling began August 2026. Developer’s target.
2031
The Minor resort
310 keys, about 250 m from the shore. Minor’s date.
Every date is somebody’s target, not a fact. For a specific home we confirm the handover date in writing.

What it changes for a buyer
A name behind the hotel
The estate’s hotel moves from a plan to a signed contract with a group that already runs resorts on the next bay.
A wellness centre with an operator
More than 5,000 m² of wellness, run by a hotel company rather than by the estate alone.
Your home’s brand
Gardens of Eden and ETRO homes keep their own names. You are not buying a Minor residence.
The timetable
The resort opens in 2031, after the homes. Hotel dates can move; we check this one each time we update the page.

Three numbers that do not agree, and which we print
The estate’s size: Minor’s release gives 33 acres (about 83 rai), the developer’s company profile 73 rai, its sales note 15 hectares. We print the developer’s 73 rai and are asking which figure includes what. The distance to the sea: Minor gives the resort as about 250 metres from the shore, while the developer gives 50 metres for the first phase of homes. Both can be true: they describe different buildings on the same estate. The opening: 2031 is Minor’s date; the developer’s homes are earlier, as the timeline above shows.
Buying at Gardens of Eden: lease, freehold, payment and resale
The developer prices every home on a lease it calls 120 years. A Thai lease registers for at most 30 years at a time; any further term is a promise in the contract, not a registered right. Freehold is offered before completion for 10 per cent more, per the developer, within the 49 per cent of a building that foreigners may own.
Payments follow construction stages. Resale is allowed one year after the first 35 per cent payment, on a fee of THB 100,000 to the developer. The common fee is THB 100 per square metre a month, the sinking fund THB 10. General information as of 3 November 2026, not legal advice.
