Render. A pool and pavilion under the palms. The developer's render. The pictures are the developer's renders of Park Residences and a still from its construction film of August 2026, as each caption says; then the plan of this home's type and of its floor.
One-bedroom residence L202 is a 63.51 sqm home on the 2nd floor of building L at Gardens of Eden, Park Residences, the second phase of Gardens of Eden on Bang Tao, Phuket, quoted at ฿14.86M on the developer's quotation, September 2026, with completion targeted for the end of 2027.
A one-bedroom of about 63 square metres on the second floor of a seven-storey building with lifts: a living room with an open kitchen, a bedroom, a bathroom, and an extended balcony off the living room and the bedroom. The developer's plan calls it type B with an extended balcony.
Handed over with floors, lighting, air conditioning, a bathroom, a fitted kitchen and wardrobes; loose furniture is a package from THB 700,000. The common fee is THB 100 per square metre a month and the sinking fund THB 10, per the developer.
It suits a buyer who wants a home in the Gardens of Eden estate at the lower prices of its second phase, near the lagoon pool and the wellness centre, and who is content to wait for the end of 2027.
The view is the one the developer's quotation names. We stand on the site with you, or walk it on a video call, so you see what the home will look at.
The size, the view and the price are the developer's, from its quotation of September 2026; the fees are from its overview. Prices change; we confirm the figure, the payment schedule and the handover date in writing before any reservation.
Priced as a lease. The developer calls it a 120-year lease; a Thai lease registers 30 years at a time, and the rest is a promise in the contract. Freehold is offered before completion for 10 per cent more.
The quoted price is ฿14.86M, ฿233,936 per sqm, on the developer's quotation, September 2026. The developer's schedule for this phase: a deposit, then 35 per cent on contract, 20 per cent by 30 September 2026, 20 per cent by 31 December 2026, 15 per cent by 31 August 2027 and 10 per cent on completion.
Plans that spread 40 per cent over one to three years after completion are offered at a higher price; we send that schedule in writing. Running costs, per the developer: a common fee of THB 100 per square metre a month and a sinking fund of THB 10 per square metre a month.
Resale is allowed one year after the first 35 per cent payment, for a fee of THB 100,000 to the developer. Before any deposit we confirm in writing the handover date, the lease and its renewal wording, and the freehold option. General information, not legal advice.
