The sky pool on the roof. A photograph of the finished building, 2026. The pictures are the developer’s photographs of the finished building and of its furnished show unit of this plan family, then the developer’s plan of this home.
Three-bedroom residence F309 is a 132 sqm home on the 3rd floor of building F at The Title Heritage Bang-Tao, a finished condominium in Bang Tao, Phuket, priced at ฿22.5M (฿170,455 per sqm) on the developer’s promotion list, September 2026.
A three-bedroom of 122 or 132 square metres in building F, the building with the rooftop sky pool: three bedrooms and two bathrooms on one floor, a long living and dining room and an open kitchen. There is no show unit of this plan; the photographs are of the developer’s finished three-bedroom penthouse show unit, the same finish.
On the developer’s promotion list the two three-bedrooms cost THB 20.8 million and 22.5 million, about THB 170,000 per square metre. The furniture package for this plan is THB 700,000.
These are the largest homes on the list, and the family homes of the building.
The developer’s promotion names a pool view on three homes only and no view on the others. We stand on the balcony with you, so you see what a home looks at before you reserve.
The size, type and price are the developer’s own, from its promotion list shared with us in September 2026, and its floor plans. Prices change; we confirm the current figure, the transfer date and the foreign quota before any reservation.
A condominium home: freehold for a Thai buyer, and for a foreign buyer if the building's foreign quota has room. The developer has not yet told us; we confirm it in writing before any deposit.
The price is ฿22.5M, ฿170,455 per sqm, on the developer’s promotion list, September 2026. The reservation deposit, the payment terms and the transfer date are not in any document we hold; we get them in writing from the developer before you pay anything.
The common fee and the sinking fund are not in the developer’s kit either. We ask for both, in writing, for the size of this home; on a finished building they are known figures, not estimates.
Before any deposit we confirm, in writing, whether this home can be yours freehold inside the building’s foreign quota, or is offered to a foreign buyer on a lease. General information, not legal advice.

The Title Heritage Bang-Tao is a finished condominium of 789 homes in seven seven-storey buildings around a garden of pools: a beach pool, a lazy river, a lap pool, a rooftop sky pool and onsen, with a lobby lounge, a library, a fitness centre, a co-working space and a kids’ zone. The developer’s own company, The Esquire, runs it.
The developer says it is ready to move in, with transfers since the second quarter of 2026. The address is inland on Cherngtalay–Bandon Road near Boat Avenue, about 1.7 kilometres from Bang Tao Beach.

Possibly. A Thai buyer owns it freehold outright. A foreign buyer owns it freehold only if there is room in the building’s 49 per cent foreign quota, and the developer has not yet told us how much is left for this home; where there is none, it offers a foreign buyer a registered lease. We get the answer in writing before you pay anything. General information, not legal advice.
Yes, per the developer: The Title Heritage is ready to move in, its photographs of August 2026 show the finished buildings and furnished show units, and transfers began in the second quarter of 2026. We confirm the transfer date of this home, and what comes with it, in writing.
The home with its built-in kitchen, wardrobes, air conditioning, water heaters, wallpaper, curtains and a balcony set, per the developer’s schedule. The loose furniture is a package at extra cost, THB 250,000 to 700,000 by layout. The transfer fees, the common fee and the sinking fund come on top; we get all three in writing.
The developer published two sheets of selected homes at special prices, each with its own note on where the home sits in the building, which we quote on each page. The prices are the developer’s; they change, and we confirm the current one, and that the home is still free, before any reservation.
