Ownership and costs

Registered leasehold, from the developer

A registered lease rather than ownership of the land. The term and the exact renewal wording decide what you actually hold.

The price is ฿34.23M, ฿198,205 per sqm, on the developer’s price list, September 2026, on a lease registered at the Land Office. A reservation fee holds the home (THB 100,000 to 300,000 by size); a foreign buyer then pays 30 per cent at contract, within 30 days, and 70 per cent at transfer. A Thai buyer pays 15 and 85.

Running costs, from the developer’s payment terms of 30 June 2026: a common fee of THB 80 per square metre a month, paid a year in advance, and a sinking fund of THB 500 per square metre, once, at transfer. The transfer fee is 2 per cent, split equally between the developer and the buyer. Services such as housekeeping are charged on top.

The lease term and its renewal are not in any document we hold. Thai law allows a registered lease of up to 30 years at a time, and a renewal option is a promise in the contract, not a registered right. We ask for the lease in writing and read it with you before you pay anything beyond the reservation.

Common questions

Three-bedroom residence A0301, answered plainly.

Why is three-bedroom residence A0301 leasehold?

Because the developer’s freehold homes are sold and the building’s 49 per cent foreign quota is full. The developer now sells what is left on a registered lease, to Thai and foreign buyers alike. A foreign buyer who wants freehold here can look at the owners’ resales inside the foreign quota, which are on this site with their prices.

How long is the lease?

The term and the renewal clause are not in the documents we hold. Thai law allows a registered lease of up to 30 years at a time, and a renewal is a promise in the contract, not a right registered in advance. We ask the developer for the lease in writing before you reserve.

When can I move in?

The developer’s sales team told us the homes are ready to move into from October 2026. Its films of 3 August 2026 show finished show units, and its progress panel for September 2026 reads structure 95 per cent and interior 70 per cent. We ask for the handover date of this home in writing.

How do I pay for A0301?

A reservation fee holds the home: THB 100,000 for a two-bedroom, THB 200,000 for a three-bedroom and THB 300,000 for a duplex. A foreign buyer pays 30 per cent at contract, within 30 days of the reservation, and 70 per cent at transfer; a Thai buyer pays 15 and 85. The developer’s terms are dated 30 June 2026 and say prices may change.
