Banyan Tree Beach Residences Oceanus and Banyan Tree Beach Residences Mazu are Banyan Group’s two addresses on the sand of Bang Tao Beach inside Laguna Phuket: Oceanus 16 four-bedroom condominium homes and duplex penthouses in four low buildings, Mazu a row of five four-bedroom pool villas. Between them 3 homes are open on the developer’s term sheets, priced from ฿191M to ฿350M. At this level the choice is the format: an apartment with one home on each floor, or a house with its own plot and its own gate to the beach.

Mazu: living, kitchen and pool upstairs; four bedrooms, a gym and a garden below

What each owner actually holds
This is where the two differ most. At Oceanus the route depends on the building; at Mazu a foreign buyer owns the house and leases the land.
| What you hold | Oceanus | Mazu |
|---|---|---|
| The home | A condominium unit: freehold within the 49 per cent foreign quota, or a 30-year registered lease | The house freehold; the land on a 30-year registered lease for a foreign buyer |
| Thai buyers | The term sheet sets the route by building | May buy the land outright once it is subdivided |
| Open today | Leasehold only: every open home (2) is in a leasehold building | 1 open: house freehold, land leased |
| Renewal | “Renewable” on the sheet; two further 30-year options on the developer’s page | “Renewable” on the sheet, at the lessee’s cost |
| Outdoors | Ground-floor gardens for the owner’s use, not part of the title deed; a 300.89 sqm roof on each penthouse | 219 sqm of terraces and pool, and a garden on the plot down to the sand |

The developer’s page of September 2026 offers Oceanus freehold or leasehold at the buyer’s choice. Its term sheet of 28 April 2026 settles which home is which: Buildings 1 and 4 are freehold, Buildings 2 and 3 leasehold. In the developer’s contracts Oceanus and Laguna Beach Residences Bayside are one condominium, with one juristic person and one 49 per cent foreign limit across both, so the quota left for a freehold home is counted across the two: ask for it in writing before you reserve.
At Mazu the term sheet of 16 October 2026 sells the building freehold and leases the land to a foreign buyer for 30 years, which it calls renewable. Neither pack holds a sample lease, so no renewal is yet in writing. Oceanus’s area totals include 16.5 sqm of car and buggy parking, and the developer’s overall site plan marks the owners’ car park at Laguna Bayside across the lagoon. This is general information, not legal advice.

How each meets the beach
Both stand on the Bang Tao sand with no road in front, on the developer’s own site plans. The beach itself is public at both, as every beach in Thailand is.
Oceanus
On the sand. No road lies between the buildings and the sand, only a lawn for the owners' use, which the plan draws outside the project boundary. It sits between the Dusit Thani and SAii Laguna Phuket, with the lagoon behind.
Mazu
The developer calls it absolute beachfront, and its site plan of October 2026 draws each plot meeting the sand with a gate in the garden wall. No photograph of the built row is in the pack. Varuna stands behind, across a shared road.

What the price includes
Oceanus
Standard fixtures and equipment; loose furniture is sold separately. The Sanctuary Club, a regular membership of Laguna Phuket Golf Club and 10 years of the Banyan Tree Private Collection.
Mazu
Fitted: fixtures, built-in appliances and landscaping; the loose furniture package is listed room by room, without a price. The Sanctuary Club, a regular golf club membership and 3 years of the Banyan Tree Private Collection.
The running costs are charged on different bases: floor area at Oceanus, land area at Mazu.

Read how the fees work out
For a Mazu plot of 560 sqm, about 140 sq wah, the developer’s briefing gives about THB 196,000 a year in common fees and THB 14,000 for the fund, billed quarterly and subject to change. At Oceanus the developer does not say whether the fee runs on the internal area or the total, which includes terraces and parking: ask for a current fee sheet before comparing the two.

When each is finished
Oceanus
The developer targets the fourth quarter of 2028. Its page of September 2026 describes foundations, structure, roofing and plastering as largely complete. The homes cannot be walked yet, and no construction photograph is in the pack.
Mazu
No completion date is stated, and neither is the state of construction. The developer's briefing gives 18 to 24 months to build a villa, and a one-year warranty on the structure. Ask for the villa's handover date in writing.
The same on both papers
Both are sold by Phuket Grand Resort Limited, a Banyan Group company, on the same two payment plans. Every picture of either is a render.

The plans: 20 per cent at contract and 20 per cent at each of four construction stages; or 20 per cent at contract, 10 per cent at three stages and half after completion over one, three or five years in quarterly instalments, with interest. Ask for the rates in writing, with whether they are flat or on the reducing balance.
The reservation fee on Oceanus’s term sheet is THB 1,000,000 for a home of THB 100 million or more, though its older reservation form says THB 100,000; at Mazu it is THB 100,000. At Mazu, lets of under six months go only through the developer’s rental services; the Oceanus letting rules are not in the documents we hold, so ask for them with the lease. The developer’s own forms also spell the seller “Grande”: confirm the legal name. This is general information, not legal advice.
Which one suits whom
Oceanus
For a home on one floor of a building on the sand, or a penthouse with its own roof, and a stated target of late 2028. 2 homes open, ฿191M to ฿339M, 0 of them freehold.
Mazu
For a house with its own plot, pool and gate to the beach, on leased land. The last villa open, at ฿350M, fitted.
Every open home is listed on each project page with its size, floor and price: Banyan Tree Beach Residences Oceanus and Banyan Tree Beach Residences Mazu. For how buying at Laguna works end to end, read How to buy at Laguna Phuket.
