Banyan Group is the hospitality and property group behind Laguna Phuket, listed on the stock exchanges of both Thailand and Singapore and building the same Bang Tao estate since 1994. Four of its brands reach a home you can buy there. Three of them are hotel brands with a hotel on the same land, and the fourth is the estate’s own residential line, which has no hotel behind it. That single difference decides who runs your building, and it is the thing the brochures blur.

Banyan Group builds and sells every one of these projects. What changes from brand to brand is who runs the building after handover, and what the name means to the next buyer.
Banyan Treeis the group’s flagship, and at Laguna it carries the largest homes: the Beach Residences series on and behind the Bang Tao sand, the nineteen pool villas of Banyan Tree Grand Residences, and the lagoon villas of Banyan Tree Lake Residences Yara, where the developer describes the three-bedroom villas as resort-managed and the larger ones as private. A hotel of the same name has traded on this estate since 1994, which is the practical meaning of the brand: the service you are being sold is being delivered a few hundred metres away, today, and can be judged before you sign.
Angsanasits below Banyan Tree in the group’s own ordering, and reads brighter and more social. Angsana Laguna Phuket has traded on the estate for years. Its residences are Angsana Golf Residences Topaz above the golf course, unveiled 13 February 2026, Angsana Oceanview Residences, which is completed and can be walked, and Angsana Beachfront Residences, a past project the developer no longer lists for sale.
Garryais the group’s restrained brand, built around calm rather than spectacle, and it has one address here. Residences at Garrya Phuket is managed by the Garrya Phuket hotel together with Banyan Living, the group’s residential management arm, and the developer states that a select number of units are available for full-time living. That is unusual on a hotel-managed building and it is worth confirming in writing for the specific home you are shown.
The estate’s own lines are the fourth node. Laguna Residences is the oldest of them, described by the developer as condominiums positioned within Laguna Phuket on Bang Tao Beach. Bellaguna launched in 2025 for year-round residency, and its own brand page is explicit that it is managed by Banyan Group but operated independently from hotel inventory. Skypark is the rooftop brand, with communal sky parks and pools. Lakelands is the freshwater side, villas and lake-view apartments around the lagoon system. None of the four has a hotel of its own name behind it, and that is the point of them rather than a shortcoming.

Two names on the estate that are hotels only
- Cassia trades as a hotel at Laguna Phuket. Our register holds no Cassia residence anywhere on the island.
- HOMM trades as a hotel at Laguna Phuket. Our register holds no HOMM residence either.
- Dusit Thani and SAiialso trade on this estate and are not Banyan brands at all. They are other companies’ hotels on Banyan’s land.

Which name suits which buyer
You want the service to be the product
Banyan Tree or Garrya. Read the management agreement before the floor plan, because it decides what you pay and how much you may use your own home.
You want to walk the finished thing
Angsana Oceanview Residences is the register's one completed Banyan condominium: 33 homes, each with its own pool.
You intend to live here all year
Bellaguna is the brand built for that, operated apart from the hotel inventory, and the Garrya address states that selected homes allow full-time living.
You want the estate at the lowest entry
Skypark, Laguna Residences and the Lakelands apartments carry the smallest formats on the estate.
What we will not tell you
Three things a brand guide usually asserts, and we have not read a primary document for any of them.
The three gaps, named
That the brand carries a resale premium. It is the claim every branded-residence page makes and we hold no paired evidence for it: no two comparable homes on this estate sold the same year, one branded by a hotel and one not. What can be said is narrower and still useful. A hotel brand gives the next buyer a name they may have stayed under, and the estate lines give them the estate. Which is worth more is a question about the specific building and the specific year, not about the logo.
The group’s corporate history.The founding year in Singapore, and the change of corporate name from Banyan Tree Holdings to Banyan Group, are widely repeated. We cite the developer’s own pages and our own register, and neither states them, so this article states only what our records carry: Banyan Group is listed in Thailand and Singapore and has built this estate since 1994. Banyan Tree’s own press-release archive refused an automated reader on the day this was written.
How many brands the group owns in total. Banyan Group Residences shows a set of residential brand pages, and the group runs hotel brands beyond them. We have not counted either from a document the group publishes as a list, so no total appears here. The 8 brand names in the map above are counted from our own register of this estate, which is a different and smaller claim.
And the fees. No service charge or sinking fund is published for any of these projects in the developer material we hold. That is the single number that separates a brand you enjoy from a brand you resent in year seven, so ask for it per unit, in writing, with the rental terms beside it.

- How many nights a year you may occupy it, if a rental programme applies.
