Phuket villas. The register.
The Phuket villa register is Embark Estate's own reference list, what we track rather than a census of the island, of the branded and estate villas on Phuket that can carry a ticket above THB 20 million: 12 estates across 7 shores, from Amanpuri's freehold villas above Pansea Beach to the registered-leasehold Anantara estates above Layan, each recorded with its product, ownership structure and status as of September 2026.
A villa sits on land, and that decides everything.
Land cannot be owned by a foreigner directly, and most villas sit on land, so villa estates on Phuket sell on registered leasehold: typically 30 years, registered at the Land Department, with renewals whose nature matters more than their number. A renewal written into the lease as an obligation on the landowner is contractual. One described in a brochure is marketing. This register states which each estate offers, and where we have not read the papers it says so rather than guessing.
There are exceptions on this island and they are worth knowing before you shortlist. Where a villa is registered as a condominium unit it can be held freehold within the building's 49 per cent foreign quota, and the title is registered in the buyer's name. Where an estate genuinely sells freehold land it will say so in writing, and that is a document to read rather than a claim to accept.
Structures that hold the land in a Thai company for a foreign buyer's benefit carry legal risk under Thai law. We do not recommend them and we do not arrange them. Whatever the structure, have independent Thai counsel read it before you sign.

The honest comparison, which is not about taste.
A condominium apartment can be owned outright by a foreign buyer within the building's 49 per cent foreign quota, and the title is registered at the Land Department in the buyer's name. That is the single clearest reason to choose one. A villa gives space, privacy, a plot and a pool that no apartment on the island matches, and ordinarily gives them on a lease.
The running costs differ more than buyers expect. An apartment's common area fee buys a managed building. A villa on an estate carries its own garden, pool, plant and staff, whether through the estate's management or your own, and that continues whether the house is occupied or empty. Ask for the actual annual figure for the specific house, not the estate's average.
Resale is the third difference and the one least often raised. The pool of buyers for a leasehold villa with twenty-two years left on its registered term is smaller than the pool for the same house with thirty, and it narrows as the term runs. The renewal mechanics are therefore not a legal detail at the end of the process; they are part of what you are buying.

Can a foreigner own a villa in Phuket?
Not the land under it, in their own name. Thai law restricts foreign land ownership, so villa estates on Phuket ordinarily sell on a registered lease, typically 30 years with renewal options, registered at the Land Department. The exceptions are villas registered as condominium units, which can be held freehold within the building's 49 per cent foreign quota, and the small number of estates that genuinely sell freehold and will state it in writing. What does a villa on Phuket cost?
The estates in this register are the ones that can carry a ticket above THB 20 million, and the range above that is very wide: a three-bedroom pool villa inside an established estate and a ten-bedroom house on absolute beachfront are both villas and are not in the same market. We publish a per-project price only where the developer has cleared it for publication, so most entries here quote none. We confirm the current price list and availability for a specific house with the developer or the owner at inquiry.
Is a villa or a condominium better in Phuket for a foreign buyer?
It depends on which of two things you are unwilling to give up. If outright ownership in your own name matters most, a condominium within the 49 per cent foreign quota is the format that delivers it, and a villa ordinarily will not. If space, privacy, a plot and a pool matter most, a villa delivers what no apartment on the island does, and the price of that is usually a registered lease rather than a title. The running costs and the resale pool also differ, both in the apartment's favour. There is no general answer, and any agency that gives you one without asking how you intend to use the house is selling rather than advising.
Which villa estates on Phuket sell freehold?
A small number, and the register states the structure for each one rather than generalising. Amanpuri Residences above Pansea Beach is recorded as freehold villas, and Kiara Reserve Residences at Layan as freehold. Several estates are recorded as confirming, which means we have not yet read the papers for that development and will not state a structure we have not verified. Where an estate is leasehold, the term and whether the renewal is contractual or marketing are the first two things to establish.
Does Embark sell these villas?
On part of the register. Embark Estate holds written, non-exclusive sales appointments from Banyan Group and from PROUD Real Estate, and is an appointed sales agency on those projects. On every other estate here we act buyer-side only: we introduce you to the developer's office or the owner's agent, put your questions to them in writing, and tell you how we read the answers. We say which of the two applies on every row, because the answer changes whose interest we are paid to serve.
