Bang Tao or Layan comes down to how you will use the home. Bang Tao, with the Laguna estate on it, gives you walkable services and the widest choice of condominiums a foreigner can own freehold. Layan, ten minutes north on the same road, gives you quiet and space, mostly in villas held on a registered lease. Kamala, further south, is the hillside for a large private house. Decide the shore before the brand: it is the one thing about a purchase you cannot change later.

Why the shore is the one thing you cannot change later
None of those is a flaw. They are the actual choices, and the reason the question is worth taking seriously is that the shore is the one thing about a purchase you cannot change afterwards. You can refurbish a kitchen. You cannot move the house closer to a restaurant.

Bang Tao is the island’s centre of gravity for branded residences. Boat Avenue and the Laguna estate give it the amenity density no other shore has: restaurants, beach clubs, a golf course, schools within reasonable reach, and services that operate year-round rather than in season only. If you want to live somewhere you can walk out of, this is the shore.
It is also the shore where roughly fifty-seven off-plan condominium projects were active as of August 2026. That is the honest cost of the density. It means choice, competitive pricing and new product. It also means construction traffic, noise, and the near-certainty that something will be built near you during your first years of ownership. Anyone selling you Bang Tao as peaceful is selling you a photograph taken at the right angle.
The compensating advantage is ownership. Condominium supply concentrates here, and a condominium can be held freehold by a foreign buyer within the 49 per cent foreign quota of the building’s sellable area. For a buyer who wants title in their own name, this shore offers the widest choice by a distance.
Layan: the quiet one, ten minutes north
The same coast road, ten minutes further up, and a different market: lower density, led by villas rather than apartments. You gain space and quiet and you lose walkability.

Layan is the same coast road, ten minutes further up, and a different market. Lower in density, led by villas rather than apartments, with Minor’s Anantara estates on the headland above the bay and the Gardens of Eden masterplan just over its southern boundary on the Bang Tao side. It is also where ETRO Residences set the island price record of THB 830,000 per square metre in January 2026.
What you gain is space and quiet. What you lose is walkability: on Layan you drive for almost everything, including most restaurants. For a family or a long-stay owner that is often an easy trade, and the schooling data supports it, with Phuket reaching 18 international schools and 5,075 students from more than 50 nationalities by August 2026 after 51 per cent growth in three years. For someone buying a lock-up-and-leave apartment to use six weeks a year, it usually is not.
Layan is also the shore where ownership needs the most attention, precisely because it is villa-led. Villas sit on land, foreign buyers ordinarily cannot own land in Thailand, and so the product here is normally a registered lease. Read our Layan guide and, more importantly, read the lease.
Kamala: where the villa market matured
Further south, elevated rather than flat, and the only part of the island with a long enough transaction record to read. It suits house buyers far better than apartment buyers.

Kamala is further south and different in kind. The hillside stretch the market calls Millionaire’s Mile holds the island’s largest privately owned homes, and it has the longest resale history of any Phuket address, which matters more than it sounds: it is the only part of the island with enough transaction history to read at all, rather than inferring what a large house here is worth from a handful of sales.
The setting is elevated rather than flat. That buys outlook and privacy and costs convenience, and it is why Kamala suits house buyers far better than apartment buyers. The bay is no longer only a villa shore, though. The 454-rai MontAzure estate sits on it, carrying the completed Twinpalms Residences on the beachfront, and The Residences at InterContinental Phuket Resort are under construction on the hillside behind.
How ownership divides across the three
Apply this before you look at a single building. It removes whole shores from consideration for some buyers.

This is the single most practical filter, and it is worth applying before you look at a single building. If freehold title in your own name is a requirement rather than a preference, you are looking at condominium product, and condominium supply concentrates on Bang Tao. If you are comfortable with a registered lease once you understand exactly what it is, the villa shores open up.
A registered thirty-year lease is a real property right recorded against the title. A renewal option offered on top of it is a contractual promise from the landowner rather than a right registered in advance, so its worth depends on the drafting and on who is making it. Read “30 + 30” as thirty years plus a promise, never as sixty years, and have independent Thai counsel tell you what would happen if the promise were tested.
What we would do
Decide the shore before the building, and decide it on how you will use the property rather than on which sales gallery was most persuasive. Then settle the ownership structure, because it removes whole shores from consideration for some buyers and should do so early rather than after an offer.
