Synthesis Ark Phuket is a 491-rai mixed-use masterplan on Thepkasattri Road in Si Sunthon, Thalang, developed by CV Group, the Vanich family’s business, with a stated project value above THB 50 billion and a target completion of 2032. The groundbreaking ceremony was held on 25 March 2026. The part a buyer needs to know first is the part the announcements bury: the first phase contains no homes at all, and not one residential component has a launch date, a price or a phase attached to it.
Update, 6 October 2026: Siam Piwat has named ICONPHUKET, a THB 10 billion retail and attraction destination opening in 2029, as the centrepiece of Synthesis Ark. Its release dates the first phase of the masterplan, rather than the whole of it, to 2032. What was announced, and the homes nearest the site.

What is confirmed
The developer, the land and the announcement. Little else.

Stripped of the announcement language, these are the facts that hold up against the developer’s own material and the Thai business press:
- A site of 491 rai, about 80 hectares, on Thepkasattri Road in Si Sunthon, Thalang
- A stated project value above THB 50 billion, developed by CV Group, the Vanich family’s business
- A first phase called NEXUS, at THB 3 billion, whose groundbreaking ceremony was held on 25 March 2026
- NEXUS is four buildings: over 10,000 square metres of offices, a 70-room hotel, a retail and lifestyle building, and a wellness and aesthetic centre
- NEXUS is targeted to open in 2028; the full masterplan is targeted for 2032
- More than 20 per cent of the site is stated as green space and retention lakes
- The masterplan won Asia’s Best Master Planning at the 2025 Asia Architecture and Design Awards

The answer to the only question a buyer has
Whether any of it exists yet. It does not.

There is nothing to buy, and there is no date on which there will be.
The masterplan names condominiums, housing estates, luxury villas and serviced residences. Every one of them is a line on a plan. The announcement assigns them to no phase, the developer has published no price, and the only phase with a date on it is the one with no homes in it. NEXUS is four buildings, and none of them is residential:
Offices
More than 10,000 square metres. The component that says this is not built for tourists.
Hotel
70 rooms.
Retail and lifestyle
Shops and restaurants.
Wellness and aesthetic
A health and beauty centre.
- 0
- homes in the first phase
- 0
- residential phases with a date
- 0
- residential prices published
That is worth stating plainly because a 491-rai masterplan reads, in a headline, like an opportunity that is available now. It is not. The honest position in August 2026 is that Synthesis Ark is a construction site with a commercial first phase, and the residential question is genuinely open.
What we will watch, and what would count as news: a named residential phase with a rai allocation, a unit count, a tenure statement, and a sales date. Until at least the first two appear, there is nothing here for a buyer to act on, and we will not pretend otherwise.

Why the location is the argument
Inland Phuket, which is a different proposition from the coast entirely.

Si Sunthon is not a beach address. It sits inland on the Thepkasattri corridor, the north-south road that carries traffic between Phuket International Airport and Phuket Town. Almost everything we track on the island is on the west-coast shores: Bang Tao, Layan, Surin, Kamala. Our Phuket guide is organised by shore for exactly that reason, because that is where the branded market has been.
Synthesis Ark is a bet that the next phase of Phuket is not another shore. It is a bet on the middle of the island, on people who work here rather than holiday here, and on demand for the things a resort economy does not build: offices, schools, clinics, a supermarket you can walk to.
The office component is the clearest signal of that. Over 10,000 square metres of modern office space is not a large number in Bangkok. On Phuket it is a statement, because the island has very little of it, and you do not build it for tourists.

The 15-minute idea, and what it commits them to
A masterplan promise that only works if every phase is delivered.

The developer’s stated concept is a walkable, self-sufficient neighbourhood where daily needs sit within about fifteen minutes, with more than a fifth of the land held as green space and retention lakes rather than developed.
Take that seriously as a constraint rather than as marketing. Land held as a lake is land that earns nothing, on a site the Thai press values in the billions. A developer who publishes that ratio has made it harder to quietly densify later without being seen to break their own plan. Whether it survives to 2032 is the thing to check, not the thing to admire.

What could go wrong
The honest list, including the parts that depend on a developer finishing.

A six-year masterplan is not a condominium launch and should not be read like one.
- The timeline is long enough to contain a cycle. Between now and 2032 Phuket will see at least one turn in tourist arrivals, construction costs and lending conditions.
- Phase one is commercial, and commercial absorption on Phuket is unproven at this scale. The office argument is a reasonable thesis, not a demonstrated market.
- Inland is a genuine change of buyer. The people who buy on Bang Tao are buying the beach. Si Sunthon has to attract a different person entirely.
- Nothing residential has been priced. There is no way to judge value on the part of the scheme a buyer would actually own.

Where Embark stands
We hold no appointment. This is reporting.

Embark Estate holds no appointment at Synthesis Ark and claims none. We track Phuket by shore and by building, and this page exists because the island’s development map is changing shape and a masterplan of this size in Thalang is the clearest sign of it.
If you are weighing Phuket now, the market that actually exists is the branded and freehold-condominium market on the west coast, which we set out building by building in the Phuket branded-residence register. We will update this page when Synthesis Ark names a residential phase, and we are glad to talk it through before then rather than after.
Facts on this page are as of 29 August 2026, drawn from the developer’s published material and Thai business press. Where a component has no date, we say so rather than estimate one.
