SKV53 is A Asset’s mixed-use development on Sukhumvit Road at BTS Thonglor in Bangkok, a THB 12 billion project of about 100,000 square metres on the former Bangkok Prep campus, with a hotel of about 640 rooms and about 220 branded residences sold on a 40-year leasehold. It is the first large scheme in Thailand by A Asset Co., Ltd. The developer showed its first images in August 2026 and gave the name, value and tenure at a press briefing reported from 30 September 2026. The hotel operator, the residence brand and the prices are still unannounced.

At a press briefing reported by Positioning, Bangkok Biz News and Spacebar on 1 October 2026 and by The Story Thailand on 2 October, A Asset gave the details its August launch left out. Forbes Thailand had reported the name and value on 31 August. The site is the former Bangkok Prep campus. Tower A holds the hotel, whose rooms are shared with branded serviced residences let by the month; Tower B holds the branded residences for sale. One outlet gives Tower B as 29 storeys; the developer’s own slide says 28.
A Asset expects environmental approval in the first quarter of 2027, to start building straight after, and to open in 2030 after about three years of construction. It has named no hotel operator and no residence brand, and The Story Thailand reports that no price has been set.

The developer’s own material is short, and worth reading closely because it is the only part of this story that is confirmed. A Asset describes the scheme as its first large mixed-use project in Thailand, on a site of more than seven rai on Sukhumvit Road adjoining BTS Thonglor station, under a positioning it calls Green & Wellness Real Estate. Eight components are listed:
Hotel
Placed at the highest international grade in A Asset’s own summary.
Branded residences
Homes carrying the operator’s name.
Branded serviced residences
A managed asset rather than a home. A different buyer.
Offices
On a street with almost none.
Retail
At the podium, facing Sukhumvit.
Roof park
The green half of the Green & Wellness argument.
Wellness centre
Health and treatment space.
Urban green space
Planting at street level.
Two of those eight are worth pausing on. A branded residence and a branded serviced residence are different products with different ownership consequences, and a scheme carrying both is planning for two distinct buyers: one who wants a home, and one who wants a managed asset. We have written separately on what branded residences actually are and where the distinction bites.
Who A Asset is, which is the part nobody has written
The developer behind it, and what their record actually shows.

A Asset Co., Ltd. is not a first-time developer arriving on Thailand’s most contested retail street with a rendering. Its own account, published on aasset.co.th, gives thirty-plus years of foundation through PPSN Group, ten-plus years of property development, and more than fifty projects across three countries, with total development value stated at over THB 165 billion.
The international record is real rather than decorative. The group builds in Ho Chi Minh City under the BCONS name and has delivered in Tokyo. That matters here for a specific reason: a Japanese and Vietnamese operating history is an unusual profile for a Sukhumvit landowner, and it suggests a sponsor whose cost of capital and delivery standards are set outside the Thai market.
The consultant list is the strongest single signal of intent. A Asset names HBA Design, one of the small number of interior practices that work on international hotel flagships, alongside P Landscape and the law firm Chandler MHM. A developer does not appoint HBA for a mid-market business hotel.
The company itself was founded in 2017. It grew out of PPSN, a Thai engineering and construction-management firm founded in 1989, and BCONS, a developer in Vietnam, and its chairman of the executive board is Anawat Chatsirikul. Press reports of the September briefing name an unnamed Vietnamese group as a partner in SKV53.

The numbers, and where they come from
Which figures are the developer’s, which are reported, and which are neither.

When we first wrote this page, the figures for the towers traced only to an environmental impact assessment filing. A Asset has since confirmed the storey counts, the roughly 640 hotel rooms and the roughly 220 residences itself. The heights, the exact plot and the company name below still come from the filing alone:
- A plot of 7 rai 82 square wah, which is 2,882 square wah, or 11,528 square metres
- Two towers: one of 39 storeys at 176.8 metres, one of 28 storeys at 119.1 metres
- 640 hotel keys
- 220 residences
- A development entity named Thonglor Leasehold Rights Co., Ltd.
- 640
- hotel keys
- 220
- residences
- 11,528
- square metres of land7 rai 82 sq wah
- 39 + 28
- storeys, two towers176.8 m and 119.1 m
Three things follow from that arithmetic, and they are more useful than the renders.
The hotel is the largest on the street by a wide margin. 640 keys is more than Thonglor’s two biggest incoming hotels combined: Hotel Indigo Bangkok Thonglor is 250 rooms, and Staybridge Suites Bangkok Thonglor is 303. A single building here would carry more rooms than both together, which changes what the street’s ground floor is for.

- 250

The residential component is deliberately thin. 220 homes on 11,528 square metres is one residence for every 52 square metres of land, which is very low density for a plot with this much frontage. A developer chasing volume would put four times that number on it. This ratio points at large-format units, and it is consistent with a scheme where the hotel, not the condominium, is the engine.
The floor-to-floor heights are generous. 176.8 metres across 39 storeys is 4.53 metres per floor; 119.1 metres across 28 is 4.25. Both are well above a standard residential floor, which is what you would expect from a hotel-led scheme with a tall podium underneath it.
A 40-year lease, and what it means
You would lease the home, not own it outright. The discount is the trade, and the renewal clause is the detail to read first.
Building
A Asset’s own land lease begins with about five years to build.
First term
The buyer’s registered lease.
Second term
How it is granted, and on what terms, has not been published.

When we first wrote this page, the only clue to tenure was the name of the development company in the filing, Thonglor Leasehold Rights Co., Ltd. A Asset has now settled it. Buyers will hold a 40-year registered lease, described as 30 years plus 10, not a freehold condominium title. The Story Thailand reports that A Asset’s own lease on the land runs 45 years, about five to build and forty to use. A Asset says the homes will be priced at least 30 per cent below comparable freehold.
That discount is the whole trade. A lease shortens every year, and what it is worth at resale depends on the years left and on how the 30 + 10 split is written. Whether the second term is a right the buyer can enforce or a promise to negotiate decides what is actually bought, so it is the first clause to read. With this, SKV53 joins the majority of Bangkok’s branded stock, which is leasehold. Freehold remains the scarce end of this market: on our own ledger the split is visible in the yields, and the Bangkok branded-residence register sets out which projects sit on which side of it. Our guide to what a foreign buyer can actually own in Thailand covers the mechanics.

What it does to Thonglor
A project this size changes the street around it, for residents as much as shoppers.

Thonglor has been adding towers steadily, but almost all of them are residential and almost all sit down the soi rather than on Sukhumvit itself. This site is different in two ways: it fronts the main road at a BTS station, and it is large enough to hold a masterplan rather than a single building. The nearest comparison for ambition is not another condominium but the retail-and-hotel podiums further west along the line.
The competitive set on the residential side is already well populated. The Strand Thonglor, Scope Thonglor, Hyde Heritage Thonglor and AESTIQ Thonglor all trade in the same catchment, and Sansiri is bringing an eleven-unit tower to the mouth of Sukhumvit 51 a few hundred metres away. What none of them offers is a hotel and retail podium of this size attached to the homes, which is the part of this scheme that would change how the address reads.
What has not been announced
The brand, the price and the launch. Still most of what a buyer decides on.

We first published this page on 28 August 2026, when the developer had shown only images. The September briefing settled the name, the value, the tenure and the year. As of 11 October 2026, none of the following is public:
- The final project name
- The hotel operator or brand, and the brand on the residences
- How the last 10 years of the lease are granted
- Prices and the sales launch date
- The environmental approval, expected in Q1 2027
- The link to BTS Thonglor, still under discussion with BTS
For 640 keys in this location an international operator is close to certain, but naming one would be a guess, and we do not publish guesses as facts. We will update this page as A Asset confirms.
Where Embark stands
We hold no appointment. This is reporting, not selling.

Embark Estate holds no appointment on this project and claims none. We advise buyers across the Sukhumvit corridor and track land movement and early filings there, which is why this page exists. If you are weighing Thonglor against the park-axis addresses, our Bangkok Price Index publishes the corridor medians the comparison actually turns on, and we are glad to talk it through before anything is launched rather than after.
