Nothing has been confirmed by AP Thailand, and the name itself appears to be unofficial, but the location alone explains the attention. It sits on the Sukhumvit corridor at the Asok interchange, and would be a rare ultra-luxury entry from a developer better known for the mass and mid-market.
What is being reported
Several independent Bangkok property accounts have shared near-identical preliminary details over the past week, sourced from what appears to be an early environmental impact assessment (EIA) filing rather than any AP announcement:
- A high-rise of roughly 48 storeys and 190 metres, close to twice the height of neighbouring Exchange Tower
- A plot of about 2 rai 42 square wah, with total floor area cited near 49,800 sq.m
- Around 196 or 192 units across the different posts, with sizes suggesting spacious, low-density layouts
- Roughly 328 parking spaces, a ratio near 167 to 168 percent, generous for central Bangkok
- A pet-friendly policy, and an EIA public hearing said to be scheduled for 23 August near Sukhumvit Soi 23
None of this has been verified against an AP Thailand release, a SET disclosure, or the Land Department, and the developer has not used the 16th Avenue name publicly. Treat every figure above as preliminary.
The site
What is not in dispute is the location. The plot sits on Sukhumvit 16, directly beside Exchange Tower, about 140 metres from BTS Asok and MRT Sukhumvit, and facing Benjakitti Park across the road. That is a short walk from Terminal 21 Asok and EmSphere, inside the green corridor that links Benjakitti Park to Lumphini Park along the BTS line, one of the more sought-after outlooks in the Sukhumvit CBD. A tower of the reported height would sit above most of its immediate neighbours, which would likely open views south across Benjakitti Park and toward the Asok skyline beyond.
Why the rumour is notable
AP Thailand’s confirmed 2026 pipeline has centred on the mass and mid-market, with projects priced from roughly THB 2.2 to 2.5 million. A 190-metre ultra-luxury tower in one of Bangkok’s most established CBD locations would be a clear departure, placing AP alongside recent Asok entrants such as InterContinental Residences Bangkok Asoke in the super-prime bracket.
