The EM District is the retail-anchored heart of Phrom Phong on Bangkok’s Sukhumvit corridor: three malls, Emporium, EmQuartier, and EmSphere, gathered around one BTS station, with Benjasiri Park directly alongside and the corridor’s most expensive residential sois within a few minutes’ walk. No other point on Sukhumvit concentrates as much luxury retail per square metre, and the residences around it are priced accordingly.

Three malls, one gravity

Emporium set the anchor. EmQuartier answered it across Sukhumvit Road, and EmSphere, the third and final phase, has been in fit-out through 2026. What the trio created is more than shopping. Benjasiri Park sits directly adjacent to Emporium as the corridor’s primary green space. Samitivej Sukhumvit Hospital, on Soi 49, anchors the medical side, and NIST and Bangkok Prep make the school run workable. The result is a district where a family’s whole week happens on foot, which is precisely what turns a shopping stop into a residential address.

What the asking prices say

Asking prices on our market ledger, July 2026, put the district’s completed and completing stock broadly between THB 300,000 and 550,000 per square metre. The Estelle Phrom Phong asks roughly THB 311,000 to 482,000 per square metre; MUNIQ Phrom Phong roughly THB 310,000 to 545,000. MARQUE Sukhumvit carries the top of the market, with typical asks around THB 433,000 and penthouse asks as high as THB 789,000 per square metre. Rental asks at The Estelle run from THB 1,200 to about 1,750 per square metre per month.

The older stock reads differently. The duplex penthouse we hold at The Emporio Place asks THB 59.5 million for 233 square metres, just over THB 255,000 per square metre, for two levels and a double-height living room a few minutes from Emporium. That gap between renovated older buildings and new launches is where much of the district’s value discussion now happens.
