Other names this project has carried

Soondri Wongamat (สุนทรีย์ วงศ์อมาตย์) is Craftwork's new tower on Soi Naklua 16. It is not AROM Wongamat, the 55-floor tower about 230 metres along the same beach that was finished in December 2024, and it carries no hotel brand.

On the sand at Wong Amat: the developer's map pin is about 20 metres from the shoreline, and the nine villa units sit at the beach edge.

How this one is owned.

Confirming

We are confirming the structure with the developer before stating it. We would rather show you the gap than fill it with a guess.

What to establish before committing

The sales material calls the homes "foreign freehold", which means condominium units inside the building's 49 per cent foreign quota; other homes are priced separately for the Thai quota. The villa units are also offered as foreign freehold, which only works if each is registered as a condominium unit, and no document we hold says how. Establish the quota and the title of the specific home, in writing, before reserving.

General information, not legal or tax advice. Any lease should be read by independent Thai counsel before signing.

Prices, availability, construction progress and ownership wording all move; we refresh them before any reservation and would rather show you the date than let a stale fact look current.

The project

What Soondri Wongamat actually is.

What it is. Soondri Wongamat is a single 53-floor tower on the sand at Wong Amat, the beach north of central Pattaya, on Soi Naklua 16. The sales material counts 292 units: 273 residences from one bedroom to penthouse, nine villa units in three low beachfront buildings, and ten shops. The plot is 4 rai 3 ngan 76.1 square wah, about 7,904 square metres.

The price, as the advertising prints it. The pre-launch advertising reads "from THB 8.xx million", with the last digits held back. We print it the same way and fill in nothing; agencies quote unit prices with every digit, but none of those lists is dated or comes from the developer, so they stay off this page until Craftwork's own price list does.

Where it is. On the beach itself: the developer's map pin is about 20 metres from the shoreline, between Wong Amat Tower and the Park Beach and Silver Beach condominiums, with AROM Wongamat about 230 metres along the sand. The Sanctuary of Truth is under a kilometre north, Terminal 21 about 2 km south. Wong Amat already has tall towers, from North Point to AROM; Soondri is the newest on a beach that is filling, not the first.

What is not yet settled. The environmental approval, the construction start (2026 in one place in the sales material, the third quarter of 2027 in another), the exact sizes at the top of each range, which company signs the sale contract, and how the villa units are titled. Each is a written question before any reservation, and this page will carry the answers with their dates.

Where this sits against the register’s floor. At ฿8.xx million the smallest one-bedroom sits well below the THB 20 million floor our island register uses. The larger two-bedrooms, the penthouses and the villa units are the part of the building that belongs in that conversation.

The developer

Who builds it, and what to ask first.

Read the full record

Craftwork Co., Ltd. is a Pattaya developer registered in January 2022 and led by its chief executive, Chalermpol Khonchaem. In April 2025 he told the Thai business press of four new Pattaya projects worth THB 6,500 million, led by a beachfront condominium on a long-held plot near AROM Wongamat; Soondri is that plot. The company also builds houses near the Pattaya motorway.

Two things to settle in writing. One version of the sales listing names a different company, Craftsky Development Co., Ltd., which is likely the project company that will sign the contract. And Craftwork's own material counts AROM Wongamat among its work, while the government's EIA file names another company as AROM's owner. Neither is a warning sign by itself; both are questions a buyer should have answered on paper.

The Embark view

What we think, including what we would question.

Who it suits

A buyer who wants a new home directly on Pattaya's quieter northern beach, within two hours' drive of Bangkok, and is willing to buy early from drawings; the penthouses and villa units for those looking above THB 20 million.Read more

What it compromises

Everything is still on paper: no environmental approval found, construction dates that differ within the developer's own material, a price with its digits held back, and a beach that already has several towers of this height, so views depend on the floor and direction.Read more

What we would ask first

The dated price list, the company that signs, the environmental approval, the quota and title of the specific home (and of the villa units), the construction start, and the payment schedule in writing.Read more

This is Embark’s opinion, not a sourced fact, and it is labelled that way deliberately.

Soondri is sold from drawings, so a visit is the sales gallery and the plot itself, on the beach at Soi Naklua 16, then the finished towers either side of it: Wong Amat Tower and AROM Wongamat, seen from the beach and the soi, show what the views, the beach and the soi are like at this height today.Read more

Common questions

Soondri Wongamat, answered plainly.

What is Soondri Wongamat?

A 53-floor beachfront condominium planned by Craftwork on Soi Naklua 16 at Wong Amat Beach, Pattaya. The sales material counts 292 units: 273 residences from one bedroom to penthouse, nine beachfront villa units in three low buildings, and ten shops, on a plot of about 4.9 rai. It went into VVIP pre-launch in September 2026, and its Thai name is สุนทรีย์ วงศ์อมาตย์.

How much does a home at Soondri Wongamat cost?

The pre-launch advertising reads "from THB 8.xx million" for the smallest one-bedroom, with the last digits held back. Agencies circulate unit prices with every digit, but none is dated or published by the developer, so we do not repeat them. Ask us and we send Craftwork's own price list, with its date, as soon as it is released to us.

Can a foreigner buy at Soondri Wongamat freehold?

The sales material says yes, as "foreign freehold": a condominium unit inside the building's 49 per cent foreign quota. The villa units are offered the same way, which requires each to be registered as a condominium unit, and we hold no document showing how. Confirm the quota and the title of the specific home in writing before reserving.

When will Soondri Wongamat be finished?

The sales material gives completion as Q4 2029 to Q4 2030 and the construction start as 2026 in one place and the third quarter of 2027 in another. We found no environmental approval for the project on the government's EIA database on 11 October 2026, and a beachfront tower of this height needs one before building, so treat the dates as the developer's plan, not a schedule.

Where exactly is Soondri Wongamat?

On the beach at Soi Naklua 16, Wong Amat, north Pattaya, between Wong Amat Tower and the Park Beach and Silver Beach condominiums, with AROM Wongamat about 230 metres along the sand. In a straight line it is 0.9 km from the Sanctuary of Truth, 2.0 km from Terminal 21, 3.6 km from Central Pattaya and 34 km from U-Tapao airport, by our measurement on OpenStreetMap.

Is Soondri the first high-rise on Wong Amat?

No. Wong Amat already has some of Pattaya's tallest residential towers, among them North Point, finished in 2009, and AROM Wongamat, 55 floors, finished in December 2024, and more are under construction along Soi Naklua 16. Soondri is the newest on a beach that is filling up, which is worth knowing for the view: ask which floors and directions are protected.

How do I get the Soondri price list or arrange a viewing?

Leave your name on this page, or write to us on WhatsApp or LINE. We send Craftwork's price list and floor plans with their date, arrange a visit to the sales gallery and the plot, and walk the finished towers beside it the same day. We reply within 4 hours.

Facts on this page are current as of October 2026 and are drawn from Embark’s own market briefing and the developer’s published materials. Where a fact reads as being confirmed, we are verifying it with the developer before stating it.

Where we stand

Embark Estate advises buyers on this project as part of our coverage of the Thai coastal market. We hold no appointed standing here and claim none.

We are buyer-side on this one: we compare projects, examine the ownership structure and the quota position, and say when a building does not suit the brief. Where we ARE appointed, the page says so. Our Bangkok appointments are stated on the Bangkok branded-residences register.

We publish no yield or capital-growth figure for this project. The one market figure we quote is Knight Frank Thailand’s: typical Phuket condominium yields of 5 to 8 per cent a year and villas of 10 to 15 per cent (2024 year-end, before costs); a single building can do better or worse. Where an operator publishes audited numbers for a specific building we quote them with their date, because a guaranteed return is usually a price concession wearing a yield’s clothing.
