The building

The Ritz-Carlton Residences, Bangkok occupy floors 23 to 73 of King Power MahaNakhon, at 114 Naradhiwas Rajanagarindra Road in Silom, Bang Rak. The address is worth stating plainly, because this building is regularly confused with One Bangkok. It is not in One Bangkok. MahaNakhon is a separate tower on its own site about two kilometres south west, with BTS Chong Nonsi at its base.

The confusion has a real source. One Bangkok has a Ritz-Carlton of its own, the hotel below ONE89 Wireless on Wireless Road, so two different buildings in central Bangkok carry the same hotel name. They are not comparable purchases. The residences at MahaNakhon are freehold, developed by PACE Development and completed in 2016. ONE89 Wireless is leasehold, developed by One Bangkok, and completed in 2025. A buyer told the two are the same thing has been told something that changes what they would be buying.

The Ritz-Carlton Residences, Bangkok occupy floors 23 to 73 of King Power MahaNakhon, at 114 Naradhiwas Rajanagarindra Road in Silom, Bang Rak, with BTS Chong Nonsi at the base of the tower. One Bangkok is a separate masterplan about two kilometres north east, on Wireless Road and Rama IV. The mix-up is understandable, because One Bangkok has a Ritz-Carlton of its own, the hotel below the ONE89 Wireless residences. The two buildings share a hotel brand and nothing else: MahaNakhon is freehold, by PACE Development, completed 2016; ONE89 Wireless is leasehold, by One Bangkok, completed 2025.

Is it freehold or leasehold?

Freehold. Owners hold outright title that passes to heirs, with no lease term to renew. This is one of the clearer distinctions between MahaNakhon and the newer branded towers on Wireless Road, where the tenure is leasehold.

Can a foreigner buy here?

Yes, within the foreign quota. Thai law allows foreign buyers to hold freehold title to up to 49 percent of the saleable area of any condominium building, and once that quota is full the remaining residences can only be held through other structures. So the question is never whether foreigners can buy at MahaNakhon in general, but whether the specific residence is inside the quota on the day you buy it. Embark establishes that before anything else, and it is the first thing we check on any unit we send you.
