Capella Residences Bangkok is a branded residence tower of 262 homes in Bangkok, at the corner of Sarasin Road and Langsuan Road opposite Lumphini Park, inside WellEra, the wellness complex that the hospital group BDMS (Bangkok Dusit Medical Services) plans to open in 2030. As at 19 October 2026 BDMS has announced no public sale and has published no price or reservation terms; it says the building is under construction.

How to register with Embark
Registering is free for you and takes one minute. Use the form on this page. Embark Estate advises buyers on Capella Residences Bangkok and takes registrations for its pre-launch. What we do is send you the Capella brochure and write to you when sales open.
Leave your name and number
Add your mobile number with country code, and an email if you like. Tell us whether to reach you on WhatsApp or LINE.
We send you the brochure
An eight-page PDF: the renders, the homes and indicative prices, the location and BDMS's timetable.
We tell you when sales open
We contact you as soon as units and prices are released.
Registering is not reserving
Of the five steps to owning a home here, only step 1 is open. As at 19 October 2026 BDMS has published no way to reserve a home, no fee and no agreement for buyers, and we found no sales agent named.
Register interest
Leave your name and number with us. It tells us you are interested. It is not a reservation.
Soft launch
BDMS has not said what it involves or that it has begun.
Reservation
No form, fee, holding period or refund rule.
Agreement
No sale agreement or lease form.
Payments, transfer, handover
No schedule for buyers and no handover date; BDMS targets 2030.
Registering tells a developer you are interested; it puts no price, home or place in line against your name unless the developer says so in writing, and BDMS has said nothing of the kind. The FAQ below sets out the Thai rules for reservation money on condominium units, and our step-by-step guide to buying a Bangkok condominium shows where a reservation sits in the sequence.
When sales may open, in BDMS’s own words
BDMS’s investor timetable of 19 June 2026 lists a soft launch in 4Q26, a sales gallery and show unit in mid-2027 and an opening in 2030. It has not said what the soft launch involves or that it has begun.
| When | What BDMS lists |
|---|---|
| 4Q26 | Soft launch planned, in the current quarter (1 October to 31 December 2026). BDMS has not said what it involves (checked 19 October 2026). |
| Mid-2027 | Sales gallery and show unit open, per BDMS. BDMS has published no address for either (checked 19 October 2026). |
| 2029 | Pavilion and bridge to Lumphini Park, BDMS's plan. We found no published approval for the bridge itself. |
| 2030 | WellEra opens. BDMS targets 2030; no handover date for the homes has been published. |
“Launched” in BDMS’s and Capella’s June texts means the project was unveiled on 19 June 2026, not that sales began. Investor timetables can move: read this one as BDMS’s plan, not as a promise to buyers.

What BDMS has not published
As at 19 October 2026 BDMS and Capella have published no price, no home sizes, no reservation terms and no payment plan for buyers in any release, filing, deck or web page that we could read, and we found no sales agent named. The figures circulating online come from no BDMS document that we could read.
Published, with dates
262 homes and the four parts of WellEra (BDMS, 19 June 2026). The building is under construction (BDMS, 17 June and 13 August 2026). BDMS's timetable (19 June 2026).
Not published
A price or price list. Home types and sizes. A reservation form, fee, holding period or refund rule. A payment schedule for buyers. A sale agreement or lease form. What a buyer would hold. Service, brand and wellness charges. A named sales agent. A sales gallery address.
Circulating, with no BDMS document
A price per square metre, a "from" price, a table of home sizes, a lease term for buyers, "sales launched", "pre-sale". Price talk traces to analysts' notes on BDMS's June investor briefing, which attribute figures to BDMS management; the size table to agency pages that name no source. We leave the numbers out.
We print no price and no size. For the cost question in full, see our answer on price.
What you would hold, and what BDMS’s own lease is
BDMS describes WellEra as leasehold and says it leases the land (investor briefing, 19 June 2026, slide 19). What a buyer would hold, for how long and with what renewal has not been published.
The land
Leased from the Privy Purse Bureau, formerly the Crown Property Bureau, per BDMS's filing of 17 June 2026.
BDMS Silver Co., Ltd.
The wholly owned BDMS subsidiary set up to sign the land lease and run the project. BDMS has not named the seller of record for the homes.
You
What would you hold, and in what legal form? For how many years, and who promises the renewal?
BDMS’s notice to the Stock Exchange of Thailand of 25 May 2022 states that its lease of the land is for 30 years, renewable for a further 30, starting after the construction period; slide 19 of its investor briefing of 19 June 2026 shows the land lease again. The land is leased from the Privy Purse Bureau (formerly the Crown Property Bureau). That describes BDMS’s lease of the land only. BDMS has not published the title, term or renewal rights that a buyer of a residence would receive (as at 19 October 2026).
Do not assume a buyer’s term is “30 + 30” or 60 years. Ask for the draft contract in writing and have a Thai property lawyer read it.
BDMS’s investor briefing of 19 June 2026 lists “Value-Driven Leasehold” on slide 19. That tells you the land is leased, not what you would own. Questions 1 to 3 below are the ones to ask.
If you see a lease term quoted for this project
Pages online quote a lease term for this project, as two terms added together or as one total in years. Neither is a BDMS statement about what a buyer would hold.
Under the Civil and Commercial Code (unofficial translation) a lease of land cannot exceed 30 years; a renewal can only be agreed once the first term has ended, and cannot exceed 30 years from the time of renewal (section 540). A lease of more than three years is enforceable beyond three years only if it is in writing and registered (section 538). A renewal written into the first contract is a promise whose force depends on its drafting, so never add a renewal to the first term and call the total what you would hold.
The 49 per cent foreign share rule (Condominium Act, section 19 bis, official Thai text) caps the floor area of all units in a registered condominium that foreigners may hold together. BDMS calls the project leasehold but has not said whether buyers would hold a registered lease or a unit title, or whether any quota applies. General information as at 19 October 2026, not legal advice. For the tenure question in full, see our answer on leasehold or freehold, and for what a foreigner can and cannot own, read our guide to foreign ownership.
Ten questions to put to BDMS in writing before you pay
Before any money moves, get four things in writing: what you would hold, the draft agreement, what a reservation buys, and who may take a reservation for BDMS.
Tenure
1. What exactly will I hold, in what legal form, and who is the seller or lessor? 2. If it is a lease: how many years, starting when, with what renewal clause, and who gives the renewal promise? 3. What happens when the term ends, and may I resell, mortgage or leave the home to my heirs?
The money
4. What does the reservation give me: which home, what price, held for how many days, the date by which I must sign the sale agreement, and what is refundable? 5. What is the payment schedule, and what protects the money: a bank guarantee, escrow or nothing? 6. Who pays the transfer or lease-registration costs and taxes, and what are the yearly service, brand and wellness charges?
The building
7. What compensation do I get if completion is late, and after what date can I leave with my money back? 8. Which promised services (nurses and medical staff 24 hours a day, ambulance and air transfer, per BDMS; a wellness concierge and a residents' lounge, per Capella) are in the price, which are charged, and where is that written?
The seller
9. Who may take a reservation and sign for BDMS, and may I see that person's written authority? 10. May I have the draft agreement in a language I read, and how many days do I have for my own Thai lawyer?
Put them to BDMS by email and keep the replies. As at 19 October 2026 BDMS has published none of the answers, so do not accept answers borrowed from another project. Embark is not a law firm: have a Thai property lawyer read the draft agreement. More on what to ask before signing, agent or lawyer and the true cost of buying.
Seven more questions
- What are the start date, term, renewal terms and registration status of BDMS's lease of the land, and has the Privy Purse Bureau, the lessor, agreed in writing to leases or sub-leases to buyers?
- If a foreign share applies to my unit: how much remains, in writing, today, and what happens to my contract if it runs out before transfer?
- Is the brochure part of the contract, with the floor plan, specification and services as annexes?
- Who sets the yearly charges, and can they change?
- May I resell or assign before and after completion, whose consent is needed and what fee applies; may I mortgage the unit?
- What happens if Capella or the wellness partner leaves the building?
- How must the money arrive, and what bank paper will the Land Office want from my bank?
Thirteen red flags
- Pressure to pay a reservation before a written price list, a draft agreement and a named home are shown.
- A price list or home-size table offered when BDMS has published none (checked 19 October 2026).
- Payment to any account that is not in the developer's own name.
- A verbal assurance on the foreign share or on lease renewal, with nothing in writing.
- A lease term quoted to you as your own, or a renewal sold as guaranteed: BDMS's lease of the land is not the term you would hold.
- A fee demanded just to put your name on a waiting list or sign-up list.
- An agency calling itself official or exclusive, or claiming an allocation, without a letter from BDMS.
- Brochure promises that the contract annexes do not contain.
- A reservation form that departs from the Contract Committee's standard form (ask a Thai lawyer whether it applies here): no date for signing the sale agreement, no named home or price, or the money called non-refundable, earnest money or a down payment.
- No statement of the legal form of what you are buying, title or lease, before you pay.
- A request to pay by a route that leaves no record of where the money came from. A foreign buyer using the foreign-currency route must show evidence that foreign currency was brought in, or withdrawn from a foreign-currency or non-resident account, for at least the price of the unit (Condominium Act, section 19 ter (5)).
- Anyone offering to hold a home or the foreign share in a Thai name for you: a nominee arrangement. The Condominium Act makes holding a unit as owner on behalf of a foreigner an offence (section 67).
- Claims that sales have launched or sold out: BDMS has announced no public sale, and its timetable lists a soft launch in 4Q26 and a sales gallery in mid-2027.

Embark Estate advises buyers on Capella Residences Bangkok and takes registrations for its pre-launch. Any reservation will be a contract with the developer: ask who may take it and for their written authority.
Embark Estate advises buyers across the Lumphini park axis and follows this project closely. If anything about our status changes, we will say so here, with the date. See also the project page.
The hotel is not the residences
Capella Residences Bangkok is at WellEra, at the corner of Sarasin Road and Langsuan Road opposite Lumphini Park. It is not the Capella Bangkok hotel, which already operates on the Chao Phraya River at Charoen Krung. The two are separate places.
| Capella Bangkok, the hotel | Capella Residences Bangkok | |
|---|---|---|
| Where | On the river, Charoen Krung Road | Sarasin Road and Langsuan Road, opposite Lumphini Park |
| What it is | A hotel, already open | A tower of 262 branded residences inside WellEra |
| Status | Open | Under construction, per BDMS; BDMS targets 2030; no public sale announced |
Some online pages and AI answers place the residences at the riverside hotel. No document we read supports that: the hotel has no residential component in this project.
