According to BDMS, it is Capella's first wellness-integrated branded residences, created with Capella Hotel Group: a 45-storey tower of 262 units, designed by KPF, with a stated opening in 2030. What Capella Residences Bangkok is
Capella is the hospitality name behind some of the most quietly regarded hotels in Asia. Per BDMS, Capella Residences Bangkok brings the brand into ownership in Thailand for the first time: 262 homes across 45 storeys, designed by KPF (Kohn Pedersen Fox) of New York, the firm behind Hudson Yards and Lotte World Tower. BDMS says wellness is engineered into the residences themselves, across air, water, light, sound, and thermal comfort, with Capella Hotel Group providing the day-to-day service.
Roland Fasel, President of Capella Hotel Group, framed the project around living better rather than simply living, calling it “a community designed for quality living across generations”. For a buyer, the short version is that Capella Residences Bangkok is a Capella-serviced home inside a medical-grade wellness ecosystem, on the most established residential corridor in the city.

The WellEra ecosystem around it
Capella Residences Bangkok sits inside WellEra, which BDMS values at over ฿29 billion and describes as four parts working together: the residences, a BDMS Wellness Clinic for preventive care, an Urban Wellness Retreat for recovery, and Lifestyle Retail, with a planned pedestrian bridge straight into Lumphini Park. The pitch is that the building’s health infrastructure, the clinic, the air and water systems, the staff on call, is part of what an owner buys, not an amenity bolted on afterwards.
Why the Lumphini corridor
Capella Residences Bangkok lands on the Lumphini park-axis, the corridor that already carries Bangkok’s deepest concentration of branded residences, anchored by the city’s largest central park. It shares the macro-location with Upper House Residences and 98 Wireless on Wireless Road. For a buyer weighing Capella, the useful comparison is tenure and timing: Upper House is a Foster + Partners, Swire Properties and City Realty freehold development in construction now, where Embark is an appointed sales partner; 98 Wireless (Sansiri) is already complete. Capella Residences, at a 2030 opening, is the longer-horizon, wellness-led choice on the same corridor.
