The building

The Monument Sathon is the third building in Sansiri's Monument series, after The Monument Thong Lo and The Monument Sanampao, and the first the company has built with a partner. Sansiri holds 55 per cent and Nomura Real Estate (Thailand) 45 per cent, in a development valued at THB 4.5 billion. The building rises 29 storeys above three basement levels on a site of about 2,834 square metres, and holds 185 residences across 31 plan types: one-bedrooms from 39 to 69.25 square metres, a one-bedroom-plus of 74.5 square metres, two-bedrooms from 80.25 to 108.75, three-bedrooms from 130.75 to 201.75, and two penthouses of 240 and 303. The developer published a range of about THB 9.9 million to THB 150 million in August 2026, and its sales materials state handover in the first quarter of 2030.

Two figures in the specification say more than the renders do. Parking is conventional rather than stacked, at 102 per cent of unit count, which costs real money to build and is unusual in a tower sold largely to investors. And about 1,600 square metres of the plot, close to one rai, is held as gardens, on a street where land is worth more built on than planted. The stated concept, “Monument of Nature and Heritage”, reads as a line until you notice what those two decisions cost. The arrival makes the same point: a planted wall runs the length of the entrance drive to a marble doorway, past a pink trumpet tree more than fifty years old that the plan keeps rather than clears.
