A beachfront villa estate on Koh Samui.
For the client we serve in the Bangkok corridors, Koh Samui is the smaller, quieter island: less product than Phuket, a shorter list of luxury names, and a calmer set of northern shores where a hillside villa looks out over the Gulf. The scale is part of the appeal. A buyer here is choosing a quieter life on purpose, not settling for a thinner version of Phuket.
That smaller scale carries a harder truth, and we lead with it. On Koh Samui the infrastructure should decide the purchase before the view does. Water supply, road access, and the slope of the land itself are real constraints on this island, documented and long-standing, and a sea-view plot that ignores them is a problem waiting for a season. We would rather have that conversation first.
So we read the land before the architecture. Where does the water come from. How does the plot reach the Ring Road. How steep is the slope, and how far is the hospital. On a bigger, deeper market those questions sit in the background; on Koh Samui they sit in front, and answering them honestly is most of the value we add.
Long golden sand, calm shallow water, and palm-grove shade, positioned as the quiet alternative to the east coast. The Laem Yai headland at its western end holds the island's top-end villa estates, The Estates by Four Seasons among them. Quiet by design, which means thinner nightlife and dining than the busier shores.
A roughly one-kilometre bay of soft white sand and calm shallow water on the north-east corner, quieter and more exclusive than Chaweng around the headland. It holds the Samujana hillside villa estate. Limited public access keeps it secluded, so day-to-day services here are thinner than in town.
The northern shore next to Maenam, with the most developed infrastructure on the island's calmer side, plus the Fisherman's Village old-town strip. Bo Phut carries the Ring Road spine and Bangkok Hospital Samui, and it holds ANAVA Samui, the documented freehold condominium. Around Fisherman's Village the draw is the old town, not a long open beach.
Chaweng on the east coast is the island’s busiest beach, and Lamai its second, both lively and developed rather than quiet; we name them as the counterpoint to the northern shores, not as the shores we lead with. Koh Samui is a villa island. Hillside sea-view villas dominate the luxury market, and the best-documented names are estate and branded villas: The Estates by Four Seasons on the Laem Yai headland, and Samujana, the private hillside villa estate at Choeng Mon. These are the reference assets a buyer measures against.
For a buyer who wants clean freehold, the condominium is the clearer route, and it is rarer here than on Phuket. ANAVA Samui at Bo Phut is the documented freehold oceanview condominium exception, where a foreign buyer can hold a unit freehold in their own name. Where a villa reaches a foreign owner instead is a structure we examine case by case, because the source file does not settle it and neither will we until it is confirmed.
The harder column is the one most sellers skip. Koh Samui has a documented fresh-water gap, and many houses rely on bores into the water table rather than mains supply. Road access largely depends on a single Ring Road spine. Hillside plots are governed by slope and elevation rules that shrink what can legally be built the higher and steeper the land goes, with retaining walls often mandatory, and the island’s main international-standard hospital sits on the north side, so distance to it varies by shore. We weigh all of that before the view.
And where a villa is held on a lease, we put the sentence in writing before a client falls in love with a sunset: a 30-year lease is a 30-year lease; renewal language is a contractual promise, not a legal guarantee.

On a coast where the luxury supply is mostly hillside villas of uncertain tenure, ANAVA is the documented exception: an oceanview condominium at Bo Phut where a foreign buyer can hold a unit freehold, in their own name, which is the structure that makes the condominium argument on Koh Samui in the first place.
Unit counts, price-from figures, and the hotel operator’s name are confirmed with the developer before we put them in front of a client, so we leave them off the page rather than quote a number we have not checked.
