Hua Hin is a mainland Thai seaside town in Prachuap Khiri Khan province, roughly two and a half to three hours south of Bangkok by car. It is the country’s historic royal resort town and a majority Thai-buyer market, and the one coastal market where a foreign-quota freehold condominium is often the sensible default.

For the client we serve in the Bangkok corridors, Hua Hin is the coast you reach without an airport. Two and a half to three hours south by car and the beach is in front of you, which changes what a second home is for. This is not a place bought for two long holidays a year; it is a place used most weekends, and that usage pattern quietly settles a lot of the buying decision.
Hua Hin is also the most Thai of the coasts we cover. It has been the royal seaside town for a century, and the buyer beside you at a Khao Takiab launch is more often a Bangkok family than a foreign investor. That matters to us. Embark’s credibility is built on serving the Thai buyer in the city corridors, and here that same client is buying the same way, in the same language, for the same weekend life.
It is the one coast where we lead with the condominium and mean it. A foreign buyer can hold a condominium here freehold, in their own name, inside the building’s foreign quota. A villa on this shore usually reaches a foreign owner through a lease. For a home used most weekends, close to town and its services, the branded beachfront condominium is frequently the cleaner and simpler answer, and we say so plainly.
The historic royal-resort core: the main Hua Hin beach, the old railway station, the night markets, and older low-rise beachfront blocks. This is the town's original walkable seaside, and the reference point the newer shores are measured against.
The headland four to five kilometres south of town, named for the Khao Takiab temple hill at the south end of the beach. Nearly all of Hua Hin's new luxury beachfront condominiums cluster here, The Standard Residences and Sasara among them, which makes it the shore we work first.
The quieter coast roughly thirty kilometres south of Hua Hin: boutique resorts, villas, and the Sam Roi Yot national park. Lower density and more villa than condominium supply, which makes it a different buyer's shore and a different ownership conversation.
North of town, Cha-Am is the honest fourth shore: a longer, quieter public beach about twenty-five kilometres up the coast, historically more Thai-domestic than Hua Hin and thinner on luxury supply. Our starting position on Hua Hin is the branded, foreign-quota freehold condominium, and here that is not a compromise, it is the point. A foreign buyer holds the unit in their own name, freehold, inside a foreign quota that cannot exceed 49 percent of the building. On this coast that structure is available in beachfront projects near town, which is exactly where a weekend owner wants to be.
The Khao Takiab shore carries the well-documented names: The Standard Residences Hua Hin, a Sansiri project with the Standard International hospitality brand; the InterContinental Residences Hua Hin, a Proud Real Estate branded condominium completed in 2022; and VEHHA, a Proud Real Estate high-rise nearby. All three offer freehold ownership inside the foreign quota.
Villas can be right here, but only with the structure examined before the architecture. A 30-year lease is a 30-year lease; renewal language is a contractual promise, not a legal guarantee. We put that sentence in writing before a client falls in love with a sunset.
Pranburi and the quieter south hold most of the villa supply, and a fine villa can be the right home for the right buyer. But where a foreign owner would reach the land through a lease or a company, we walk through that structure in full before the view is allowed to decide. On a coast used most weekends, close to town, the freehold condominium usually reaches the same life with less to unwind later.

It is a Sansiri development carrying the Standard International hospitality brand, on an oceanside plot at Khao Takiab in Nong Kae, and it offers the clean freehold structure that makes the Hua Hin condominium argument in the first place.
