The building

The building.

The Ritz-Carlton Residences, Bangkok occupy floors 23 to 73 of King Power MahaNakhon, at 114 Naradhiwas Rajanagarindra Road in Silom, Bang Rak. The address is worth stating plainly, because this building is regularly confused with One Bangkok. It is not in One Bangkok. MahaNakhon is a separate tower on its own site about two kilometres south west, with BTS Chong Nonsi at its base.

The confusion has a real source. One Bangkok has a Ritz-Carlton of its own, the hotel below ONE89 Wireless on Wireless Road, so two different buildings in central Bangkok carry the same hotel name. They are not comparable purchases. The residences at MahaNakhon are freehold, developed by PACE Development and completed in 2016. ONE89 Wireless is leasehold, developed by One Bangkok, and completed in 2025. A buyer told the two are the same thing has been told something that changes what they would be buying.

Its stepped glass surface, cut away in a rising spiral, is one of the most recognised forms on the Bangkok skyline. There are 209 residences, from simplex layouts to duplexes, with the upper tier branded as Ritz-Carlton Sky Residences. Views run north across Sathorn and Silom and west to the Chao Phraya.

The residences are freehold. Ownership is outright and passes to heirs, with no lease term to renew. A foreign buyer can hold freehold title here within the 49 percent foreign quota Thai law sets for each condominium building, so whether a particular residence sits inside that quota is the first fact to establish, before price or floor. Embark confirms a unit's quota position at inquiry.

Service runs to Ritz-Carlton standard, which is what most buyers are actually paying the branded premium for: the building is staffed and maintained the way a hotel is, not the way a condominium usually is.

Residents share an infinity-edge pool on the roof with cabana loungers, a landscaped lounge terrace, a fitness centre, a games room, a sky lounge, and a residents' lounge. The tower's retail arcade and its rooftop observation deck sit in the same building.

Every residence is a resale or a rental, which changes what a buyer should be looking at: the individual home and its condition rather than a floor plan and a handover date. Embark holds ten residences at MahaNakhon available to let, from 133 to 534 square metres across two, three, and four bedrooms, each photographed and listed on its own page. The resale market is set out in the ledger below, with the month those figures were observed printed beside them.

We hold no appointment from PACE Development and claim none. We work buyer-side, which here means sourcing what is genuinely available rather than what is merely still listed, confirming foreign-quota status, and sending current pricing privately on request.

Common questions

Common questions.

Where is The Ritz-Carlton Residences, Bangkok? Is it in One Bangkok?

It is not in One Bangkok. The Ritz-Carlton Residences, Bangkok occupy floors 23 to 73 of King Power MahaNakhon, at 114 Naradhiwas Rajanagarindra Road in Silom, Bang Rak, with BTS Chong Nonsi at the base of the tower. One Bangkok is a separate masterplan about two kilometres north east, on Wireless Road and Rama IV. The mix-up is understandable, because One Bangkok has a Ritz-Carlton of its own, the hotel below the ONE89 Wireless residences. The two buildings share a hotel brand and nothing else: MahaNakhon is freehold, by PACE Development, completed 2016; ONE89 Wireless is leasehold, by One Bangkok, completed 2025.

Is it freehold or leasehold?

Freehold. Owners hold outright title that passes to heirs, with no lease term to renew. This is one of the clearer distinctions between MahaNakhon and the newer branded towers on Wireless Road, where the tenure is leasehold.

Can a foreigner buy here?

Yes, within the foreign quota. Thai law allows foreign buyers to hold freehold title to up to 49 percent of the saleable area of any condominium building, and once that quota is full the remaining residences can only be held through other structures. So the question is never whether foreigners can buy at MahaNakhon in general, but whether the specific residence is inside the quota on the day you buy it. Embark establishes that before anything else, and it is the first thing we check on any unit we send you.

Who developed it, and who designed it?

Developed by PACE Development and designed by Büro Ole Scheeren. King Power MahaNakhon rises 314 metres and completed in 2016. Embark holds no appointment from PACE Development and claims none; we advise buyers on resale and rental here.

How many residences are there, and on which floors?

There are 209 residences on floors 23 to 73, from simplex layouts to duplexes. Views run north across Sathorn and Silom and west to the Chao Phraya.

What are the Ritz-Carlton Sky Residences?

Sky Residences is the name given to the upper tier of homes in the tower. They are the larger layouts on the highest floors, and they trade at a premium to the residences below them. Which floors a given Sky Residence sits on, and how it differs from the residence beneath it, is a unit-by-unit question we answer from the specific home rather than from the brochure.

What service and facilities do residents get?

Service runs to Ritz-Carlton standard, with the building staffed and maintained the way a hotel is rather than the way a condominium usually is. That standard of running is what most buyers are paying the branded premium for. Residents share an infinity-edge pool on the roof with cabana loungers, a landscaped lounge terrace, a fitness centre, a games room, a sky lounge, and a residents' lounge. The tower's retail arcade and rooftop observation deck are in the same building.

Can you still buy new from the developer?

No. The building completed in 2016, so there is no off-plan sale and no developer price list. Every residence here is a resale or a rental from a private owner, which changes what a buyer should be examining: the individual home, its condition, its outlook and its position in the foreign quota, rather than a floor plan and a handover date.

What is available to rent at MahaNakhon right now?

Embark currently holds ten residences at MahaNakhon available to let, from 133 to 534 square metres, across two, three, and four bedrooms. Each one is photographed and listed on its own page with its rent, so what you see is the actual home rather than a building render. Availability moves, so the listings are the live position and a call confirms it.

How does Embark help with a purchase here?

Embark advises on resale and rental at the Ritz-Carlton Residences as part of our coverage of the Sathorn corridor. We work buyer-side, which here means sourcing what is genuinely available rather than what is merely still listed, confirming a residence's foreign-quota status, and sending current pricing privately on request.
