They sit within the same few streets, and at one project they overlap completely. Yet they suit different buyers and different mornings. This is a plain guide to choosing between them, drawn from how our clients actually decide.

What the front row buys
Lumphini Park, often romanised as Lumpini, is the green centre of Bangkok’s financial and embassy districts. Seven streets face it directly: Wireless Road, Langsuan, Ratchadamri, Sarasin, Chidlom, Ploenchit, and Upper Sathorn. A front-row address puts the park at the door. The morning run under century-old trees, the evening walk along the Green Line greenway toward Benjakitti Park, and an outlook over green rather than glass. That daily rhythm, more than the view alone, is what park-front owners are buying.
The compromise is tenure. Almost all park-front land is held by embassies, foundations, and long-standing institutions, so the homes on it are leasehold. Dusit Residences, at the Wireless and Rama IV intersection, is the clearest current example: leasehold, which is normal for the institutional land directly along the park, built around larger, family-scale layouts, and handing over from June 2026. The Wireless set
Wireless Road, also known as Witthayu Road, runs between Lumphini Park and Benjakitti Park and has been a diplomatic address for most of its modern history, lined with embassies including the United States and the Netherlands. That concentration keeps the street secure, quiet, and internationally connected, and it holds land off the market: new freehold residential plots almost never come up.
The residences that do exist on the stretch trade on exactly that scarcity. Which buyer each suits
The park front suits the buyer whose day is organised around the park: families wanting larger layouts and a green outlook, and owners who will use the park daily rather than admire it from the window. They accept leasehold as the price of the front row, and the resale and rental depth in buildings such as Dusit Residences shows how many do.
The Wireless set suits the long-horizon owner for whom tenure leads the decision: freehold, held outright within the condominium foreign quota for international buyers, on a street where supply is bounded by embassies, parks, and heritage land. It also suits the buyer who prefers the embassy district’s calm, with the park a short walk away rather than at the doorstep. Where the two meet: Upper House
Upper House Residences Bangkok holds the position that removes the choice: a freehold plot on the front row of Lumphini Park, on Wireless Road itself, in a district where almost all park-front land is leasehold or institutionally held. Designed by Foster + Partners across two towers of 156 and 239 units, it is in active construction, with Upper House Residences targeted for December 2030 and The Wireless Residences for September 2031. Choosing
The honest test is the morning. If the first hour of the day belongs in the park, the front row is the address, leasehold included. If tenure and quiet lead, Wireless Road is the answer, and patience is part of it, because new freehold supply there almost never comes up.
