Same station, same money, two timelines. A finished one-bedroom you can walk into today at ANIL Sathorn 12, or Sansiri and Nomura's new tower with keys in 2030. The arithmetic on both.

ANIL Sathorn 12 and The Monument Sathon stand a few hundred metres apart on neighbouring sois at BTS Saint Louis. One is finished, certified, and has a 46 square metre one-bedroom on the 25th floor for sale at THB 12.25 million or to rent at THB 46,000 a month, today. The other is Sansiri and Nomura’s new tower, from THB 9.9 million, with handover stated for the first quarter of 2030. Here is the same money, on the two timelines.

One station, two answers

ANIL Sathorn 12 is Grand Unity’s 222-residence tower on Sathorn Soi 12, completed in 2022 and WELL Gold certified, one of the few Bangkok towers to carry that wellness standard. The one-bedroom we hold there is on the 25th floor, looking across the rooftops to King Power MahaNakhon, with one parking space and a freehold title.

The Monument Sathon is the tower Sansiri and Nomura Real Estate (Thailand) launched in August 2026 on Sathorn Soi 10, about 80 metres from the station: 185 residences over 29 storeys across 31 layouts from 39 to 303 square metres, priced from about THB 9.9 million to THB 150 million, with handover stated for the first quarter of 2030.

The Monument Sathon

Handover stated Q1 2030, 185 residences over 29 storeys. One-beds from 39 sqm and from THB 9.9 M; 30 per cent within 15 days of booking, the balance at handover.

What the money does today

At THB 12.25 million the ANIL one-bedroom asks about THB 266,000 per square metre. At the asking rent of THB 46,000 a month it returns about 4.5 per cent gross a year on that price, before the common fee, agent commission, furnishing, vacancy and tax. That is arithmetic on two asking figures, not a forecast, and it is the figure a buyer can check on the day: the home exists, the rent is quoted, the keys are available.

What waiting buys

The Monument’s published entry works out at about THB 254,000 per square metre, on a 39 square metre plan: a little less per metre than ANIL, on a smaller home, in a building that will be new. The price is paid in stages, a booking, 30 per cent within 15 days, and the 70 per cent balance at handover, so most of the money stays with the buyer until 2030. What it does not do is earn anything before then, and the keys come roughly three and a half years after ANIL’s.

The question is not which building is better. It is whether you want the income and the keys in 2026, or the new building in 2030.
