Ranges are easy to print and hard to read, so this note sets out what sits behind the starting number: which homes are small enough to carry it, what the money buys, what the launch terms are, and the two costs that continue after the purchase.

The smallest plans in the building are one-bedrooms of 39 and 40 square metres, and an entry price belongs to the smallest homes on the lower released floors. Floors open in phases, five were on offer as of mid August, and launch pricing moves with floor and outlook. So the honest reading of a from-price is as a floor, not a promise: whether a unit near it is available on the day you ask is a question about the current allocation, and we answer it against the price list rather than the headline.
The upper end of the range belongs to the two penthouses, of 240 and 303 square metres on the 28th floor. Between the two ends sit 31 plan types across 185 residences, all freehold, listed with sizes and aspects on our project page, which also sends the developer’s floor-plan drawings on request.

The terms, as published
- Booking: THB 200,000 for a one-bedroom, THB 300,000 for a two-bedroom, THB 500,000 for a three-bedroom, THB 1,000,000 for a penthouse
- Contract: 30 per cent within 15 days of booking
- Balance: at handover, stated for the first quarter of 2030
- Common fee: THB 95 per square metre per month for the first two years, then THB 110
- Sinking fund: THB 800 per square metre, paid once
Two build decisions say who the tower is drawn for. Parking is conventional rather than stacked, at 102 per cent of unit count, and about 1,600 square metres of the plot is held as gardens. Both are expensive choices that only pay back to people who live in the building, which is the same story the pet floor and the children’s play garden tell.

Sathon Soi 10 is a working-district address: about 80 metres to BTS Saint Louis, roughly 500 metres to Silom Road, and the densest Grade A office cluster in Bangkok on the surrounding blocks. Against the completed towers nearby, a new launch asks a premium for the new build and the wait to 2030; against the Lumphini park axis a few minutes north, it trades the park for the shorter walk to an office.
